RE: Real Estate Local SEO

Real Estate Local SEO
My site hovers on page 2 of google for the key search phrase. I have a blog that gets updated often, I have genuine links coming in, I promote on all social media channels, I do email campaigns, I have a site map, I have my local address on what I believe are the most important sites like Yelp, Manta, Google Local etc.
All this and my site is still on page 2 while other sites with less of everything are on page 1.
What is missing?

Bounce Rate and Time on Site
What would be the best way to decrease bounce rate and increase time on site for a Real Estate Website?
-
RE: PA and PD better than my competitors is a way to rank better?
Best thing to do is make sure your site structure and code is clean and fast. Optimize your pics with alt tags, and use the lowest image size possible so speed of loading is quick.
Also measure your analytics and review your time on site and bounce rate. If google sees that people visit your site and immediately leave, this tells them your site is not relevant for that specific keyword.
You will also want to make sure that you consistently add new and relevant content throughout your site. Google seems to like deep sites. That is why internal linking is important.
Get reviews for your site from clients or customers from Google, Yelp etc.
Good Luck

7 Pack Google Serps?
What is the best way to get into the 7 pack of google serps? I have a site that ranked well before this changed but not was pushed back to page 2.
I have Unique content and I currently have provided my info to all the standard local sites, like Yelp, Manta, Local.com and others.
I already have a Google Local page and I also have links from local sites.
What else can be done?

No problem,
I'm more than glad to help. Enjoy your weekend.

RE: Facebook Like button on website: which "URL to Like"? Website or Facebook Page?
My advice is to have a like button and a link to your Facebook page. Most major brands do this. Reason is that the search engines, especially bing take into consideration your social media efforts, also having a bunch of legit likes are like votes from users and show new visitors that your site is respected.
That being said you do want to engage with your visitors on Facebook so having a link to your fb page is recommended.
This way you get the best of both worlds.
Here is a link to a great like and buttons for your site.

RE: Google + 1
Let's look at it this way. If you have a site that is competing on a local level and you have 100 +1 and your competitors have none. It is my assumption that google will recognize this and rank you well for those in that same area that may have not +1 your site yet. Especially since google is focused on local results now days.
-
RE: Google + 1
On another note, I would also try and get google reviews and yelp reviews. This can also help since the search engines sometimes add this info.

RE: I need help with setting the preferred domain; www. or not??
Hello Kristy, every industry is different. Some are easier than others. I would focus first on making sure your on site seo is optimized first with great content and code that makes it easy for the search bots. Then I would focus on a social media campaign to reach out to your online sphere of influence. This can also help out with getting links. In time you will rank better. Check out the links I posted earlier on 301 redirects and canonical.
-
RE: Google + 1
I would advise on focusing on Google Plus for your local seo and all 4 major social media sites for your larger demographic sites. Google plus is highly used by google of course to personalize an individuals search. This means that you have a greater chance of ranking well when a person +1 your site. On another note Bing takes into consideration Twitter and Facebook. So I suggest you work all 4 with an emphasis on Google+.

RE: What's the best thing to put in the footer on a PPC landing page?
I would have strong call to actions prominantley displayed and contact info with lead generation forms.

RE: Is there a way to see what keywords users of my site are using to find it online?
Last I checked Analytics still gave insight on keywords.
If you use google analytics it will give you every keyword that a person uses to get to your site. You need to follow the reports. I have the app for my iPhone and iPad. I monitor my site daily. One of the best features is seeing how people get to my site.
Analytics shows me their operating system used
Keywords Used
Unique visitors
location of the search
and a crazy amount of data
Best part it is free.

Hope this helps.

RE: Does the ratio of external nofollow links to external "do follow" links matter in terms of SERPs ranking?
There are no concrete rules when it comes to ratio of no follow / do follow but a rule of thumb is that you should have an 80/20 ratio of do follow versus no follow.
It would be suspicious if you only had do follow but wouldn't look right if you only had no follow.
As you already know, do follow links hold a lot of value. No follow links just gives the impression that your link building is natural.
That being said I would't remove the no follow links to get a better ratio. Just make sure your link building strategy focuses on natural white hat strategies
Hope this helps.

RE: Website Building: Best practices for SEO and user interaction
You should also have an XML Sitemap, make sure your site is search engine friendly, meaning careful with javascript and flash.
Make sure you have alt descriptions for images.
Depending on your site you can have more than one keyword optimized per page but don't go over board.
Loading time is important. Less than 5 seconds is important.
Create lots of unique quality content for your site and market them heavily on all social networks.
Create a Privacy Policy
Links in footer are not a good idea.
Hope this helps.

RE: Google SERPs do not display "cached"
Best thing to do is empty your cache and delete all cookies and site data. Also you can set up private browsing in most platforms. You can go to google and go to web history and have it all removed and set it up as private browsing.
Safari also has a private browsing mode. Just click on Safari in the upper left hand corner and click Private Browsing.
Chrome you can do the same
Firefox also.

RE: What font should i use for my text to make page better
You have a nice looking site.
I would increase the Font size by 1pt or Pixel. It would make it easier to read.
Also some of the pictures look a little warped you might want to scale them in photoshop to make sure they render well.
Otherwise compliments on your site.

RE: Have You Found Examples Of Folks Buying Twitter Followers?
Buying Twitter Followers is not a good practice and actually against Twitters Policy. My advice is to cross market yourself on all the social networks and you will see that in time you will attract real followers. Buying Face Book Likes and Twitter Followers is like buying links. Seems easy but in the long run is not worth it.
Also most of these likes and followers aren't real and won't provide much value for you as a business or marketer. It's nice to have 10,000 followers but there is a different of genuine versus artificial.
You can also potentially hurt your efforts. I am sure that Twitter and other Social Media Networks are aware of this tactic and will in due time penalize sites for this practice.
Remember Panda and Penguin.

RE: Do I need an XML sitemap?
XML Sitemaps are important for search engines. It makes their job easier. Even if you rank in the #1 position today you still want to take care of the maintaining your position. Especially for the simple stuff.
Here is a link for an XML Generator
I hope this helps and Good luck.

RE: Wrong duplicated page content
You might have a duplicate content issue. You will want to check if you have the proper 301 redirect and a canonical command in the head of your code. If you don't have this set properly then the search engines will see the www and non-www versions of your site as duplicate. Also remember that the search engines also by default place this at the end of the url /
Here are two links that can help if this is the issue.

RE: Is ppc becoming more influential than organic search with consumers?
Bing actually has an off white color for the ppc ads versus a white color for organic which makes them blend in together. This is great for the ads because it can cause confusion. So the margin is closer here.
Google still differentiates the two enough that most people notice the difference. People still favor organic results unless they are looking for a brand that is in the ppc section.
Note: It is great to be both on the ppc ad and organic results. You have greater branding potential and people will most often click the organic result vs the ad.

RE: 2 Duplicate pages. One Showing "/"
I would either do a 301 redirect or a canonical command for your site.

Here are two links that give you directions on how to implement both tactics.
While this is a minor issue that by itself won't break your seo efforts. Combined with other small issues they can add up. On page SEO is some of the easiest to resolve but often ignored.
Hope this helps.

RE: Can I place H1 tag anywhere on page
Like everyone stated, the h1 tag is not the make or break issue for sep. But it is part of your overall on site seo things to consider. You should normally place the h1 tag first and then followed by the h2 then 3 and so on. If you wanted to have another group of text larger than the h1 tag then simply use CSS to do this or an inline span.

RE: Page Title
It is a recommendation based on sound SEO practices but every industry is different. The concern is that the search engine will get confused on which page to rank higher but it is not a major problem. You might end up having both pages on page 1 which would be great for you. This happens often in my industry (Real Estate) where a company will have two pages that are similar but not duplicate, that will end up on page 1.
Why does this happen? Because both pages add value to the web visitor for different issues but have similar titles based on the content. As long as it is done in a way that is for the web visitor and not to game the system it should be fine.
Hope this helps and good luck

RE: How many keywords/key phrases to use on main page
Hello Brian,
I'm a Realtor also. Yes, the school of thought is to optimize a page for one keyword phrase. But in our business that is not necessarily the case. Me personally I have about 4 keywords that my site is optimized for. Reason for this is that most people will link to your main page, so the link juice will be for that. I would use this order
1. Dallas Real Estate
2. Dallas Homes for Sale
3. Dallas Condos
These tend to be the most competitive phrases in our industry. what you want to do is make sure your title has the phrases based on value. The order above should be the order. meaning your page title should have
Dallas Real Estate / Dallas Homes for Sale / Dallas Condos
Then natural mix in those phrases into your content but make sure it is visitor friendly content and not just keyword stuffing.
Also think about internal linking and your external link profile with these various anchor terms.
Note: keep it all natural and legit. The only short cut in SEO is to the Penalty Box.

RE: Can You 301 Unwanted Links to Another Site?
Interesting, The only problem I can see with this is if anybody that is looking for your site will be redirected to the spam site. You might end up with a Branding issue.
Example. Say you have a children's site that sells clothes and toys. Now the spam site is an adult site. If you redirect to that site, your potential clients can be turned off to your brand.
Yes, this is an extreme case but non the less you need to determine if you are getting legit customers from your old pages that are being redirected to your new pages.
You can also just create a report and send it to Google via Google Webmaster tools. They can devalue those links and see that you are genuinely attempting to have a legit link profile.

RE: Explain To Me How Negative SEO ISNT Real?
Yes negative SEO is real but there are many tools that you can use to check out the links that are directed to you. The best free tools are Bing Webmaster and Google Webmaster. You can see if you have links that are spam related and create a report detailing that you are a victim of negative seo and that you would like those links to not count against you.
You should also contact the web masters of those sites and inform them nicely at first that you would like to have those links removed and if that doesn't work inform them that you will contact google that they are in fact complicit in the negative seo campaign against you.
I hope this helps.

RE: Buying Facebook Likes...
As everyone already stated this is an ill advised strategy. Facebook is getting more stringent on its policies and this type of strategy can be compared to buying 1000 links for $50. Not a good purchase.
I understand that you want to show your web visitors that you have content that is well liked. The best way to increase your likes is by good old fashioned guerrilla marketing.
- Make sure you reach out to all those who are your current Facebook friends and remind them to like your page. If you direct message them with an appeal you will have a higher conversion rate versus simply posting a request on your timeline or theirs.
- Make sure you set up a Group and Page for your business. This is valuable for every business and can keep people up to date on your latest info.
- Reach out to your Twitter followers, Linkedin Friends and Google + friends and ask them for a like on your site.
These are just some suggestions. I hope they help and Good luck.

RE: How can i get high ranking on yahoo?
I have similar issues with my results. One thing that Bing & Yahoo highly consider is Domain Age. Not sure if that is an issue for you. Also Bing & Yahoo consider your social engagement on Twitter and Facebook more than Google.
You should get the Bing Webmasters tools and Yahoo analytics to get a better idea of what they see when they view your site.
You also might consider Yahoo Directory Link which costs $300. I am sure they consider that when determining your trust value. That last note is just speculation since they won't confirm or deny it.
Also Bing is a Microsoft product and takes into consideration the code you use for your site. Is your site compatible with older versions of IE? Or does your page break apart when someone uses an older browser?
These are just some things to consider. I hope it helps. Good luck.

RE: Are there any proven SEO benefits of presence and popularity on Facebook, just as there is supposedly benefit from Google+?
In my opinion Facebook and twitter are extremely important for various reasons.
- Google does gauge social interaction
- Bing and Yahoo also gauge your social media efforts and now Bing even has a side bar for social on there search pages. Note it is believed the other search engines favor Twitter and Facebook.
- Yes, Google + is preferred by google but depending on your market, it might be hard to be effective.
To answer your question about B2B, I would suggest Linkedin 1st, Google+ 2nd, Facebook 3rd and then Twitter.
Remember Facebook is still a casual network. Linkedin is more professional, Google+ is in the middle and Twitter is a micro blogging social network.
I hope this helps and good luck.
-
RE: If 50% of our links come from one source, will that hurt us?
I would say it might not hurt you in the short run but my belief is you never want to put all your eggs in one basket. What happens if that site goes down or out of business. What if Google decides their site is of low value and demotes them which can imapct their link juice. What if they get deindexed or decide to remove your links? It is best to get links from a variety of sources that way if one site goes down you still have links on other sites. I hope this helps and good luck.
-
RE: Exact match anchor text is negative signal?
It's a balancing act. Google is looking for natural links, not paid or self directed. So percentages are good but you should also randamize your anchor text. If you develop a pattern, eventually the algo can determine that it is un natural. I would identify your most important keywords, maybe 5 and then mix in your brand name and the standard Click Here. Rotate them in a random way and you should be ok. Note your Brand should be the anchor text most often used. I hope this helps and good luck.
-
RE: Duplicate Content - Just how killer is it?
Just a note. Besides the canonical fix, you can also go into google webmasters and instruct them if you want them to show the www version or non www version. This can fix the url side of duplicate content. This doesn't fix the whole problem but is a good feature to utilize. I hope this helps.
-
RE: What are your thoughts on using Dripable, VitaRank, or similar service to build URL links too dilute link profile???
What I would do is first determine if the spammy links have had an impact on your SERPS. You can have a crazy amount of low pr links but if you have some golden links in there you should be fine. Google most likely is already discounting those spammy links but because of your domain age and if you have high quality links you should be fine. Now if you confirm that those links are causing you harm ( perform a site audit ) then you can use googles webmaster tools to send google a message that you have attempted to have those links removed. Obviously you should actually attempt to remove them and keep a log. Hope this helps. Good luck.

RE: SEO companies
Seo is a marathon not a sprint. Sprinters can get to page one fast but marathoners can go the distance. When it comes to your business succeeding with the major search engines it's better to take the advice of the Pros here on seomoz like EGOL, Marie and Francisco. I've followed there advice since joining a month ago and it has helped a lot.
