In our case we will change the top level domain. However the company is called Metro Manhattan Office Space, Inc. and we are changing the domain to www.metro-manhattan.com, really much closer than the current domain of www.nyc-officespace-leader.com. Furthermore the Metro-Manhattan domain was registered about 5 years ago with Godaddy.

If the 301 redirects are done properly, do you think we can more or less retain ranking, traffic and domain authority? Or do you think we are going to take a hit?

Also, is the www.metro-manhattan.com domain OK? It does have a hyphen.

After spending over $50,000 and 3 years on web site development and SEO I realized that advertising on such commercial real estate sites as Loopnet and Cityfeet were  more cost effective for developing leads for identifying businesses seeking commercial space in New York City. My firm is a tenant rep brokerage assisting tenants in the acquisition of office, showroom and commercial lofts space in Manhattan.

When my firmswitched to Loopnet I was astounded that this site generated leads at a lower cost and a greater quantity than my private branded website (www.metro-manhattan.com). I would have thought that a private branded site would be more effective.

Now 2 years later I am having issued with Loopnet and can no longer advertise there.

Does any one have any suggestions concerning business websites where we can  advertise commercial tenant representation services in Manhattan? Sites like www.officespace.com look like they have potential. LinkedIn sounds like a good demographic but I am concerned that advertising would only generate requests for links rather than generating bona fide leads.

I am considering redirecting my domain name from www.nyc-officespace-leader.com to www.metro-manhattan.com. My company name is Metro Manhattan Office Space, Inc. so the new domain will be more consistent our identity. The Metro domain was registered with GoDaddy five years ago but has only been used for email and for forwarding (entering www.metro-manhattan.com will forward visitor to www.nyc-officespace-leader.com).

What is the likely hood that redirecting to the Metro-manhattan.com domain will result in a drop in traffic and ranking? I asked this question a year ago and the results were mixed. But one year is an eternity for Google. I am hoping that re-directs work better now and that if this is implemented correctly there will be no ranking/traffic/domain authority loss.

Is adding video to URLs create a higher quantity/quality of incoming links than adding new text?

Our firm operates a commercial real estate web site (www.metro-manhattan.com) in New York City. This niche is highly competitive. Our link profile is pretty weak. We have about 30-40 neighborhood pages among many others. These neighborhood based pages are text based. Would adding a video clip with pertinent information about these neighborhoods attract links? Basically the question is if video is effective link bait.

Is there a way to test the CSS files that my developer has created to see if they are coded in an efficient and concise manner?

We use a virtual private server at Inmotion Hosting and Amazon CDN for for images.  So I would think that the hosting service is adequate. Traffic does not exceed 3000 unique visitors a month so the load on the server is minimal.

Would correcting the code in this manner so the html validates result in a slower page load timE?

Our developer has improved page speed, particularly for Mobile. However the price for this improvement has been a HTML validation error that cannot be removed without compromising on the page load speed. Is the improvement in speed worth the living with the validation error? The concern is paying a high SEO price for this "fatal error". Or perhaps this error is in fact not serious?

Code for the site already uses CSS. What our developer is suggesting is to place the text towards the top of the source code to make it easier for Google to index. The amount of code will not be reduced (code to text ratio will not change). The site already uses CSS.  So this will not speed up the site but will hopefully allow Google to index the text more efficiently.

Do you think that this change may yield an improvement in ranking?

Our website has all social media buttons for Facebook, Twitter, LinkedIn and Google+ are located in the footer of all pages. These links are set to "no-follow".

Running an SEMRUSH audit shows these "no-follows" coming up as an "issue". Is it best practices to set these links to social media sites as "follow" as opposed to "no-follow"? I am somewhat concerned about losing link juice but perhaps that is an outdated point of view.

Any thoughts??

Our site uses Wordpress. The code is somewhat heavy. The text to code ratio for the home page is only 16%.

Our developer suggests that we modify the code so that the important text appears at the top of the page (without changing the design) so that Google can index it more easily. My developer feels this would be more beneficial for SEO. He believes that reducing the code would create HTML errors. The home page is www.nyc-officespace-leader.com

Is this approach sound?

My developer describes it in the following manner:

Either is our choice, we need to evaluate potential problems, code issues and content impact and also we need to apply changes and wait at least 3-4 weeks to start seeing results. It is a long task.

Are low text-HTML ratios still a negative SEO ranking factor?

Today I ran SEMRUSH site audit that showed 344 out of 345 pages on our website (www.nyc-officespace-leader.com) show an text-HTML ratio that ranges from 8% to 22%.  This is characterized as a warning on SEMRUSH. This error did not exist in April when the last SEMRUSH audit was conducted.

Is it worthwhile to try to externalize code in order to improve this ratio? Or to add  text (major project on a site of this size)? These pages generally have 200-400 words of text.

Certain URLs, for example www.nyc-officespace-leader.com/blog/nycofficespaceforlease more text, yet it still shows an text-HTML ratio of only 16%.

We recently upgraded to the WordPress 4.2.1. Could this have bloated the code (CSS etcetera)  to the detriment of the text-HTML ratio?

If Google has become accustomed to more complex code, is this a ratio that I can ignore.

From an SEO perspective, is the title tag more important than the description tag? We use a set format for these tags on our real estate web site. The site contains 300 listings.

Sample Title Tag:
Greenwich Village | Office Space Rental| 2300SF $9583/month

Sample Description Tag: 
Classic Greenwich Village office rental. Hardwood floors, 11' ceiling. 5 oversized windows. 24/7 attended lobby. Renovated common areas. Below market rent.

Are we shooting ourselves in the foot by repeating the Square Footage and monthly rent amounts in the title tag? Should this tag be used for a short more descriptive terms so as to maximize the SEO benefit? Should these numbers be listed in the description tag? The listings are not heavily SEO optimized so I don't know whether this is really a non-issue.

Apparently our site map submits images to Google even when they are on pages that are marked as no index.

The result is that only about 250 out of 2250 images are actually indexed by Google. Apparently Google (as you suggested) is not indexing images that are on pages that are marked "no-index".

Do you think it makes sense for my developers to modify the site map so it no longer submits images that are on pages that are marked as no-index?  Is it worth investing resources in fixing this? If this is not going to cause SEO problems I would just as well leave it alone.

Also, the way images are set up, we do not have the ability to customize alt tags. Is this worth fixing? Could repairing these issues with images improve overall ranking?

Our site is experiencing an issue with indexation of images. The site is real estate oriented. It has 238 listings with about 1190 images. The site submits two version (different sizes) of each image to Google, so there are about 2,400 images. Only several hundred are indexed.

Can adding Microdata improve the indexation of the images?

Our site map is submitting images that are on no-index listing pages to Google. As a result more than 2000 images have been submitted but only a few hundred have been indexed. How should the site map deal with images that reside on no-index pages? Do images that are part of pages that are set up as "no-index" need a special "no-index" label or special treatment?

My concern is that so many images that not indexed could be a red flag showing poor quality content to Google.

Is it worth investing in correcting this issue, or will correcting it result in little to no improvement in SEO?

Good observation. For some reason we can't label image filenames and alt text in Wordpress. Will be a priority to correct.

I wonder if having only a 220 photos indexed out of 2,200 could be a red flag for Google and be detrimental for ranking?

"347" is the listing number "181 Varick St" is the address. Listing number appears before the Street in the URL. We don't show the actual Street address in the URL. I wonder if Google could view this as contradictory information?  Thanks for picking up on on this, I never gave it any thought.

Only 285 of 2,266 Images Indexed by Google. Images for our site are hosted on Amazons CDN cloud based hosting service. Our Wordpress site is on a virtual private server and has its' own IP address.  The number of indexed images has dropped substantially in the last year.

Our site is for a real estate brokerage firm. There are about 250 listing pages set to "no-index". Perhaps these contain 400 photos, so they do not account for why so few photos have been indexed.  The concern is that the low number of indexed images could be affecting overall ranking. The site URL is www.nyc-officespace-leader.com.

Is this issue something that we should be concerned about?

That makes sense. Regarding competition from domains such as mta.info we are targeting a completely different set of keywords relating to office space and commercial real estate in Manhattan, so I would think that we would not have to worry about competing with them.

On another note, do you think that having one hyphen in the domain harms us from an SEO perspective? I understand that visitors might have more difficulty in remembering the domain and returning, however I wonder if there is a direct effect on ranking.

Not sure if the domain without hyphens is available and we already own metro-manhattan.

Our niche (commercial real estate) is competitive and the most obvious/best domain names are  taken. Whether it is best to use a keyword phrase in the domain seems unclear. Not sure if one desirable word (like "Manhattan" in our case) would be a plus. Not certain  the effect of an actual phrase like "Manhattan office space". I have heard that now a days a competitive phrase in a domain is a ranking minus.

Many of our competitors (regus.com, 42floors.com) do not use any keyword in their domain. But they also have a massive advertising and SEO budget to build links and create brand recognition. As a small firm I don't have that budget.

There is also a question about how brand names will appear in  anchor text and if that anchor text then appears more like a money term or a brand.

In terms of domains, choices would be greater if we use a non.com domain. But I don't know how Google would view this. We also have the option of getting a ".NYC" domain (we are in New York City) but not certain if this would be a ranking plus.

I would really prefer to keep our name but it is necessary to change it to improve SEO we will do so. Would it be better to change to a new name like "Integrity Real Estate" which does not contain target phrases or keywords ("real estate" is not a major target phrase as it is to generic) ? Or how something like www.mmos.com for the domain and leave the company name alone?

How would I go about finding a  company that would assist is in creating an SEO friendly domain name and perhaps a new corporate name if necessary?

While I have some doubts about our brand name, we were solely considering changing our very spammy sounding URL that contains the two hyphens. But from what you say, even if we do that, we may have a limitation in that the company name "Metro Manhattan Office Space, Inc." contains the match anchor text of "Manhattan Office Space".  So if we need to stay away from match anchor text in both the domain in the URL, this rebranding is going need to go a lot deeper than anticipated. My thoughts were solely to replace www.nyc-officespace-leader.com with www.metro-manhattan.com but this is still problematic.  Perhaps a domain of www.mmos.com (abbreviation of Metro Manhattan Office Space, Inc.) would be better? Or www.lastNameerealestate.com possible?

Thanks for the resources on the migration. I understand that special care must be taken regarding NAP information for the move to be successful. But I would think this is less of an issue if we are only changing the domain name.

Could we keep our company name and solely change the URL or this an incomplete job?

I don't quite understand the utility of this!!! I would think that something like a property listing should appear.

For instance our home page has this tag set up like this: name="robots" content="noodp,noydir"/><meta< span=""></meta<>

Wouldn't this exclude our home page from Yahoo and the Open Directory? Now I am particularly concerned because most of our major landing pages have the "noodp,noydir" tag.

Are we doing something wrong??

In term of my original question, are site has many listings and the default tag is

I have hundreds or URLs for real estate listings on my site that simply use "Index", Follow" without using Noodp and Noydir. Should the listing pages use these Noodp and Noydr also? All major landing pages use Index, Follow, Noodp, Noydir. Is this the best setting in terms of ranking and SEO.

That is reassuring!!! My concern is that the number of domains that link to our site is so low (less than 100) that evening removing low quality links could be a negative.

In terms of seeing a ranking/traffic improvement, do you think we could expect it once the links are removed/disavowed or do you think it would occur only upon a Penguin update?

Our site has only 87 referring domains (with at least 7,100 incoming links). LinkDetox has identified 29% of our back links as being toxic and 14% as being questionable. Virtually all of these links derive from spammy sites.

We never received a manual penalty, but ever since the first Penguin penalty in 2012 our search volume and ranking has dropped with some uneven recover in the last 3 years.

By removing/disavowing toxic links are we risking that over optimized link text will be removed and that ranking will suffer as a result? Are we potentially shooting ourselves in the foot? Would we be better to spend a few months building quality links from reputable domains before removing disavowing bad links? Or toxic links (as defined by LinkDetox) so bad that it should be a priority to remove them immediately before taking any other step?

Our site never received a manual penalty from Googlebut did drop in ranking after the first Penguin in April 2012. Recover since then has been sporadic and uneven despite a major investment in SEO.

I have pretty much followed the procedure you describe. Only deviation is that I compiled the links from Google Webmaster Tools plus the Link Detox database. I wonder if we are missing a significant number of links by not sourcing AHREFs, MOZ. If I can identify 80-90% of the bad links I think it is sufficient. I don't expect 100% in removing them.

Our site has several hundred toxic links. We would prefer that the webmaster remove them rather than submitting a disavow file to Google.

Are we better off writing web masters over and over again to get the links removed? If someone is monitoring the removal and keeps writing the web masters will this ultimately get better results than using some automated program like LinkDetox to process the requests? Or is this the type of request that will be ignored no matter what we do and how we ask?

I am willing to invest in the manual labor, but only if there is some chance of a favorable outcome.

Does anyone have experience with this? Basically how to get the highest compliance rate for link removal requests?

In April of 2014 an SEO firm ran a link removal campaign (identified spammy links and uploaded a disavow). The overall campaign was ineffective and MOZ domain rank has fallen to 24 from about 30 in the last year and traffic is 20% lower. I purchased a basic package for Link Detox and ran a report today (see enclosed) to see if toxic links could be contributing to our mediocre rankings.

As a novice I have a few questions for you regarding this the use of Link Detox:

-We scored a domain wide detox risk of 1,723. The site has referring root domains with 7113 links to our site. 121 links were classified as high audit priority. 56 as medium audit priority. 221 links were previously disavowed and we uploaded a spreadsheet containing the names of the previously disavowed links. We had LinkDetox include an analysis of no-follow links as they recommend this. Is our score really bad? If we remove the questionable links should we see some benefit in ranking?

-Some of the links we disavowed last year are still linking to our site. Is it worthwhile to include those links again in our new disavow file?

-Prior to filing a disavow we will request that Webmaster remove offending links. LinkDetox offers a package called Superhero for $469.00 that automates the process. Does this package effectively help with the entire process of writing and tracking the removal requests? Do you know of any other good alternatives?

-A feature called "Boost" is included in the LinkDetox Super Hero package. It is suppose to expedite Google's processing of the disavow file. I was told by the staff at Link Detox that with Boost Google will process the disavow within a week. Do you have any idea if this claim is valid??? It would be great if it were true.

Is it possible to get a pretty good idea of my site's link profile by merging the link data from Google Webmaster Tools, MOZ and SEMRUSH (backlinks).  I would think that combining the linking domains from these three packages would create a pretty good profile.

Once I create a list of domains that link to my site is it possible to run them thru MOZ so as to evaluate their quality?

Last year I paid a reputable SEO firm to run a link analysis, process link removal requests and finally a disavow, only to see my domain authority decline from 33 to 24. So I am leary of the process. That being said I have reviewed the disavow file that was submitted last year and still see about a third of the low quality domains still linking to our site.

Alternatively is it worthwhile to run a link detox report. Maybe it is worth biting the bullet and spending the $175.00 dollars to run a report. Our site (www.nyc-officespace-leader.com) does not have too many links so maybe I can research this manually.

My sites domain authority is only 23. The home page has a page authority of 32. My site consists of about 400 pages. The topic of the site is commercial real estate (I am a real estate broker). A number of the sites we compete against have a domain authority of 30-40.

Would our overall domain authority improved if we re-wrote the content for several hundred of pages that had the lowest page authority (say 12-15)?  Is the overall domain authority derived by an average of the page authority of each page on a domain? Alternatively could we increase domain authority by setting the pages with the lowest page authority to "no index".

Google has hundreds of ranking factors. Do you know of anyone who has implemented this switch to SSL certificate witnessed a ranking/traffic improvement as a result?

Considering that traffic for this site is about 4,000 visitors per month and the domain authority is 23 and a page authority is only 32 would that make it easier and faster to recover traffic and ranking?

The site currently has about 400 pages, what if I prepare re-writes on about 100 pages of text before the domain change and then gradually add this content after the switch. Would that speed recovery?

I intend to re-write the content anyway but perhaps to do so after the new domain gets launched.

On the other hand I may keep the domain as is if this switching is too much trouble. However the URL does not match my company name and I am concerned this discordance could be harming the site long term.

Our site does not have an SSL certificate. I have read that in the process of adding one of URLs need to be redirected and that some link equity can be lost.

Implementing an SSL certificate sounds somewhat complicated and far from risk free.

Is there a tangible SEO benefit to upgrading to SSL? Will doing so help SEO in a tangible manner that justifies the cost, time and aggravation?

My site has a spam score of 2/17. How bad is this?

In total, according to MOZ, there are 38 inbound links. Spam scores for the inbound links are as follows:

I have listed my domain in several Ask the Community requests. These have resulted in links from the Ask the Community posts showing up in MOZ site explorer. So actual links have been detected.

Are these links harmful to my link profile? The content is not at all related to commercial real estate which is the subject of our website.

Is it possible to migrate to a new domain name without negatively impacting SEO?

Our existing domain name (www.nyc-officespace-leader.com) is a bit spammy. It has been used for almost 10 years. We would like to migrate it to www.metro-manhattan.com. The metro-manhattan domain has been registered about 5 years and it redirects to the nyc-officespace-leader.com domain.

The nyc-officespace-leader.com has a domain authority of 23 and a page authority of 32. The metro-manhattan domain has a domain authority of 7 and a page authority of 23.

Is it possible to make this transition without losing domain authority and page rank? I would think that having two domains might loo spammy to Google and this change would be a positive in the long term. We do understand that the redirects for each page would need to be done carefully.

The error is for "Pages with duplicate title tags".

Since these two pages are so similar I believe it has something to do with a canonicalization error.

Thanks for your comment!!! But the error is for a duplicate page rather than duplicate tags. SO I am wondering an advise me as to how to set up canonical tags in Wordpress to eliminate this error.

Google Webmaster Tools under HTML improvements is showing duplicate meta descriptions for 2 similar pages. The 2 pages are for building address. The URL has several pages because there are multiple property listings for this building. The URLs in question are:

www.metro-manhattan.com/601-west-26th-street-starrett-lehigh-building-contains-executive-office-space-manhattan/page/3

www.metro-manhattan.com/601-west-26th-street-starrett-lehigh-building-contains-executive-office-space-manhattan

How do I correct this error using canonical tags? Do I enter the URL of the 1^st page under “Canonical URL”  under “Advanced” to show Google that these pages are one and the same? If so, do I enter the entire URL into this field (www.metro-manhattan.com /601-west-26th-street-starrett-lehigh-building-contains-executive-office-space-manhattan) or an abbreviated version (/601-west-26th-street-starrett-lehigh-building-contains-executive-office-space-manhattan)?

Speed is the following:

Internet Explorer: 1.04

Safari: 2.57
Amazon Silk: 3.35
Firefox: 4.61

About 80% of the traffic is for I.E. , Safari and Amazon.

It seems speed is pretty good for most pages. However the home page load time is particularly slow. Maybe it has something to do with the carousel containing listings. But at the same time the Page Speed Score is 91 for the home page. So I don't know if this is detrimental for ranking.

Yes, test like Pingdom show that the data downloads quickly. However Google show an average page load time of 5-8 seconds for the home page. So I don't know if from Google's perspective the page is considered fast or slow. As a result I don't know whether it is worth investing resources to improve speed. The home page is of particular concern because it ranks for competitive keywords.

Maybe displaying listings on the home page carousel is a bad idea as may increase page load time.

In Google Analytics under "Site Speed" under "Behavior" our home page has a page speed rank of 91 which I assume is pretty fast. However the "Average Page Load Time" is varies between 5 and 8 seconds, which seems very slow. My developers have made major efforts to optimize the home page URL (www.nyc-officespace-leader.com) for speed.  The page has a carousel which I assume may be slowing it down. Is the download speed of this page detrimental to SEO? Or is the favorable Page Speed Score good enough.

I am particularly concerned because the most competitive phrases are ranked on the home page. As it stands I am having a lot of difficulty ranking in the top ten for these pages. My concern is that the slow download speed of the home page could be holding back ranking of these terms. If necessary I can always redesign the home page and remove the carousel or reduce the number of listings in the carousel to speed it up.

Is this worth investing effort in or is the speed good enough?

As a real estate brokerage firm our business is local in nature. If we can get improved ranking for such terms as "New York City office space" it would help our business immensely.

Your suggestion of using both .com and .NYC is very good.
