Actions to take when client is missing local SEO usernames and passwords

Hello,
I'm doing an SEO analysis for a company and they told me that they do not have their local SEO usernames and passwords that they have already done. They did about 20 local directories and switched business models and needs to correct them without the usernames and passwords.
I do not specialize in local SEO, and I would simply start from scratch, but what else can I tell them about doing a good job rebuilding with a new business model without the 20 usernames and passwords.

What are the local directories? Usually those types of directories (if they are legit) have a customer support or help center if you forgot your usernames and passwords - try your best to contact those directories and get them updated. That should be step one.

Practitioner Vs Practice Listings: Local Pack Issues
Hi, and THANK YOU! in advance for any input you give, its much appreciated. We've been doing research on this and also wanted to see if the community could provide any more input. We work with a plastic surgery clinic. The namesake of the surgery clinic is that of the first doctor: Practice Name: Gardner Plastic Surgery Plastic Surgeon 1: Dr. Gardner (we've worked with him since at least 2015) Plastic Surgeon 2: Dr. Baccaro (joined practice June 2018) Plastic Surgeon 3: Dr. Crespo (joining their practice starting Sept. 1 2020!) To summarize our issues to date: As we brought on our new surgeon Dr. Baccaro in 2018 we decided to ultimately claim his practitioner GMB listing, and to claim Dr. Gardner's (which had been unclaimed and we had to eliminate duplicates.) Before deciding to utilize the supplementary practitioner listings, we were managing/optimizing their main practice listing: Gardner Plastic Surgery. We continued to primarily/heavily optimize “Gardner Plastic Surgery” and mimicked the details for “Dr. Gardner” and “Dr. Baccaro” From Dec. 2018 - Jan. 2020 we would from time to time notice that "Dr. Paul Gardner's" individual listing was showing up in Local Pack instead of "Gardner Plastic Surgery" but it was not really a big issue, happened very occasionally. Around Dec. 2020 - Jan. 2020 we experienced some Google errors when trying to create Google Posts with videos--it resulted in a few very random and unexpected suspensions. We were posting appropriate content, it seemed that Google was struggling to process our video files from API and it would get stuck in a loop etc. All in all the suspensions happened, and we worked with Google many times to try to understand and stop that from happening. Fortunately that hasn't happened since (and we now don't post videos to Google posts because that was a bit too stressful. We still upload to main photo/video area) Since February 2020 to present we have consistently noticed "Dr. Paul Gardner" appearing in place of the well-optimized full of photos/videos/posts "Gardner Plastic Surgery." We thought algorithm updates etc./COVID were all factors as to why doctors may be more prescient than a clinic. There were times where we thought it was fixed for sure, only for it to continue to crop up. Some thoughts I had that I wonder if anyone has insight on: Is the fact that “Gardner Plastic Surgery” is “Dr. Gardner’s” namesake a huge factor into why the individual doctor is popping up more often? He’s well known and his name and his business name have been around the internet for years longer than Dr. Baccaro etc. Do you think changing the name to “Naples Plastic Surgery” along with other needed updates could help address the issue? Accurate Rank Checking for Local SEO
Hi all, I am wondering if anyone out there has cracked the enigma of figuring out how to accurately find local rankings for multi-location businesses. I do understand that "accuracy" should be used loosely given the numerous factors that come into play for local such as distance from searcher and business location being located directly in the city of the search. So I definitely get that nothing will be entirely accurate but the programs I have used and the incognito browser approach just seems so far off. Moz tells me something different than the Google Adword Preview Tool which is different than SEMRush which is different than serps.com and so on. I have done the appending to search strings with near=city as well. I unfortunately do not trust any of them at this point. I would LOVE if my company flew me out to every single city we are in so I could do local searches but that is probably not going to happen 🙂 Any thoughts or recommendations for how I can get the most accurate local rank, even if it is an incredibly manual process? Is there an easy way for me to change my location anymore since Google stripped that option away awhile back? That was the ONLY time I felt I was getting somewhat accurate results. Thanks! -Ben

Google Local Changes Randomly & Our Site Keeps Dropping Off Search
I work for a university where we have 2 law schools. We have our one school on the other side of the state that has been around for a very long time, and then a newer school that is right on our main campus that has been around for about 5 - 10 years now. The newer of the 2 schools is having so much trouble being able to claim the name of the school in google search. If you type in the name of the school the other school (the one that has been around longer) was coming up in the google local on the right of the screen and their web URL was never showing up in search. This is a huge problem because the accreditations of the 2 schools are different, and students are showing up at the wrong school for their interviews. Search will only show a domain name that used to be owned by the older school but now gives information for both of the schools. So it'll show up in search results, but only under that other domain and not their own domain that has their name in the domain name. This school has an updated google mybusiness listing, and a google+ page with the correct listing. I've added some schema data around the business address on their site and JSON for the google+ page, and have re-indexed their sitemap a few times after some changes have been made and we are using their name more in the site. This fixed everything for a short while and we were getting the appropriate google local listing and their site was appearing in search results above the site that advertised both schools. Now, after about 3 months, it has reverted. I had the older school showing up in the google local, and the site that advertises both schools is the ONLY domain appearing. I've re-indexed the site after finding out that Drupal's timestamps that they automatically add to sitemaps aren't optimized for how google reads it. This has gotten the local listing back, but I still have the wrong domain appearing, it is the one advertises both schools instead of the domain that has this school's information. I don't mind that the one advertising both shows up, but if a user is searching for that particular school I would really like to get that domain to appear first above the one advertising both schools and the older school. Right now the new school isn't even in search results except for being under the site that advertises both. I wasn't sure if this was something that Moz Local could help me fix by adding the listing across the web, or if there is something else on the sites I can be doing to help them solidify their name in google search/local. Also - is this subdomain that is advertising both of them hurting them or help them? I was thinking about taking that domain down to one page that acts as a direction source to the 2 domains rather than having a ton of information and keywords that take over the results for their name since that domain is older (and used to be associated with the old school only before the new school was built) Thank you for any advice on this issue as I'm still pretty new to SEO and to the university. Another Business is Using My Client's Address
This morning my client contacted me that another business is using their address as their own! They received a Google verification postcard with pin number on it, but luckily had the foresight to not give it to the person when they called. After some research, we also found out that they are using our address on Facebook and LinkedIn as well. The kicker is: this business is another SEO firm! You would think they would know that using our address would cause NAP issues for their own business. Has anyone dealt with another business trying to hijack their address for local rankings? Any advice on steps to take to report this abuse would be appreciated. Since this person is obviously unscrupulous, we don't want to provoke them into taking any other negative action online that could affect our business.

Home Page not Ranking on Local Community Sites
I am helping out with a couple of community sites and am seeing the same problem on both. They are small non-commercial local websites. One has 5 or 6 relevant links to the home page, and the title tag and content have been optimised for the name of the group and the location (and in any case the phrase is completely non-competitive). The other one has few links and isn't optimised. Both sites are fairly new. Both sites have the same problem in that when you search for the name of the group, it is not the home page that comes up but another page. My experience is mainly in the more competitive commercial arena, so I thought that these community sites would be simple! Can anyone point me in the right direction as to why this might be? No spammy links on either. These are community sites that are not particularly well maintained, but the phrases I am searching for are non-competitive. I have checked that the home pages are not no-indexed. Any tips much appreciated!

Local SEO For Agents
My company has local offices all over the United States, similar to what you would find with insurance, financial advisory services or real estate. We would like these individuals to rank in their local communities. A few questions: (1) Do we need to set up a unique local website for each of these agents or can we build a unique page for each of these agents on our main website. (2) Agent(s) within a city can each provide their services to individual in or near that city, but they don't offer their service regionally or nationally. (3) The agents are generally home based and while there is no concern having their phone number listed, there is some issue with showing a private home address. How does this limit local search and are there any alternatives. Thanks in advance

Rankings stuck on page 2 - what am I missing?
My business website ranked on the first page for 48 of 51 keywords for years. Then 10 months ago I had a duplicate content problem from a bad plugin and every keyword ranking dropped off the first page. I got the duplicate content problem fixed, but I've been stuck with only 3 keywords of 51 on the first page ever since. This is a local site and without much competition at all. http://www.pmaaustin.com The Yoast SEO Plugin shows the on page optimization of nearly every page/post on this website as solid Green, but MOZ rates nearly all of my pages' On Page Optimization as an F. It rates nearly all these keywords as an F as showing they should all be optimized on the Home page. I don't understand that. Also according to MOZ ,versus my competitor's websites, I have mostly the highest Domain and Page Authority. I also has the largest # and most relevant Root Domains. It also has the best written content, and the almost only active blog. Still, nearly every keyword is sitting on page 2. It seems like it wants to "Spring" onto page 1! What am I missing?
