Actions to take when client is missing local SEO usernames and passwords

Hello,
I'm doing an SEO analysis for a company and they told me that they do not have their local SEO usernames and passwords that they have already done. They did about 20 local directories and switched business models and needs to correct them without the usernames and passwords.
I do not specialize in local SEO, and I would simply start from scratch, but what else can I tell them about doing a good job rebuilding with a new business model without the 20 usernames and passwords.

What are the local directories? Usually those types of directories (if they are legit) have a customer support or help center if you forgot your usernames and passwords - try your best to contact those directories and get them updated. That should be step one.

Hello, How do I appear on the local listings for google in different categories or services that I offer? For instance, we're a physical therapy clinic by trade but we specialize in orthopedics, sports medicine, and lower back pain. Thus, how do I rank on google local for these types of services? Do you need contact details (NAP) on every page of your website for local search ranking ?
We’ve got a clients site which doesn't have the contact details on every page, all the contact details are on the /contact page which is using the schema.org local business markup Some sites that our outranking us locally have their contact details on all pages, where as others only have it on the contact page also. Is having your contact details on every page a ranking factor for local search ?

Client Being Outranked by Horrible Websites with No SEO--Help!
Hi guys, We have a client that we are having some issues with. We have done extensive directory work for them, website enhancements, etc. so this is unusual. Hermantown is an extremely small city in MN so companies there normally target Duluth. Our client is hardly ranking locally in Google maps or organically yet their competitors are showing up who have horrible websites, no SEO, and located in the same city—Hermantown yet showing up locally for Duluth searches. We just can’t seem to move up the ladder no matter how hard we try. Here is the company: www.mmtheating.com We are completely at a loss for next steps on how to help this client improve. How can I rank for keywords Locally?

Picture: 4 I have done some link building in the past that is helping me rank number 1 organically. I am also using moz local and my score is 86%. (pic 5) I simply do not understand why I am ranking so well organically but my local rankings are pretty terrible. While the listing "Garage Door Repair Service" is ranking at the top of the list. I understand that it is against Google's policy to name the listing something like this when your company name and website name is completely different. Local search results question
Hello, I wonder if anyone can help. I have a client who is based outside the main city that he is wanting to rank in. The address on his website is his own home which is about 20 miles from the city. However, he services the city and the surrounding area. His ranking for the very competitive keyword is on page 2 and won't budge. We have made his Google+ page show the servicing area to include the city. We add new content regularly. The onsite SEO is strong and the city name is in the Title and H1 tags. We have lots of local consistent citations for him. This usually results in movement in the SERPS in my experience. But after 3 months this keyword is stuck whilst his other less competitive keywords are moving up. He is ranking 1st for the local area to his home address for the competitive keyword. So my question is - is this purely a result of his local address. Does Google rate him less local than his competitors who have addresses in the city even after we do a lot of citation building etc for him? Will it be possible to rank him for the city? I know 3 months isn't long but still would expect to see some difference. Anyone got any thoughts?

Google Plus Local - Business address, regions covered/served
Hi If you have a client whose business address is not the same as the regions they serve/cover then how do you set this up correctly in G+? So listing (& preferably website too via the G+ places connection & onpage local address schema) do help local search query listings in the target areas ? Also schema too if possible (i.e. how do you add areas/regions covered if outside of actual business address area) ? Is the only way round this to set up serviced/virtual office addresses in your target market regions ? Surely there's a way to have a business listed in areas outside of its actual address. Its a physical business but is not bricks & mortar beyond the admin office. All Best Dan

Local Subdomain vs. Local Subfolder
I know this is an issue that's been discussed here ad nauseum but I have, possibly, an interesting case. A third party company created our local search pages, and they perform very highly in SERPs, but are subdomains (local.website.com). But my problem comes down to two things, one of which isn't necessarily a subdomain vs. subfolder issue. 1.a. With the subdomain local.website.com we rank much higher for local search than we do for regular search on our main domain and it's respective keywords, would changing these subdomains to subfolders keep the link juice that the subdomain currently possesses and actually help our website rankings? b. And what strikes me as the most puzzling is that on local.website.com ALL of the content is identical (I can thank Copyscape for that) to the other local search pages on our own site and various other sites in our industry. I know the duplicate content is hurting our domain, which makes it even more confusing that our subdomain is ranking so highly for things like "diamonds by the yard florida". 2. We're an online only company, and I feel as though gaming the local search function isn't exactly something we should be doing, both from an ethical and an SEO standpoint. Is there any evidence that abusing the local search functions can have a negative affect on a domain's rankings? Hopefully this makes sense, if anyone needs clarification please let me know and I'll endlessly clarify. Thanks,

How can I manually build local citations for a client?
Note: I am not interested in paying for services to build citations for me. I am managing building a client's citations. On many sites I am asked to create an account and verify my information. I have tried to create accounts using my client's email address and specified password so that they can manage their citations down the road should their NAP change. However, many sites require further verification such as security questions or a phone code. It isn't practical or effective to ask a client to confirm and verify all of these accounts. What is the most effective way to manually build local citations for a client? How can I get around the issue of email and phone verification?
