Local SEO - two businesses at same address - best course of action?

Hi Mozzers - I'm working with 2 businesses at the moment, at the same address - the only difference between the two is the phone number.
I could ask to split the business addresses apart, so that NAP(name, address, phone number) is different for each businesses (only the postcode will be the same).
Or simply carry on at the moment, with the N and Ps different, yet with the As the same - the same addresses for both businesses.
I've never experienced this issue before, so I'd value your input.

Excellent additional details. This definitely should pass muster as two distinct businesses. And I do advise using the distinct addresses for each business as they genuinely do each have their own address. You want customers (and bots) to associate the right address with the right business. So you'll have a unique name, address, phone number and categories for these 2 businesses and should be a-okay!

Here's some clarification:
One business is a cookery school offering educational services - the other business is a restaurant open to the public, run by the students of the cookery school (both are owned by the same company).
The company in question has been using the same address for both - 24-27 Castle Mews - t**he business names and phone numbers are different. **
So all seems OK at the moment. I could keep their shared address as it is, which is accurate.
However, it is also clear that each business actually has a distinct address within Castle Mews, so if I wish to differentiate/split the addresses, so each business has a distinct address, I can:
The restaurant is at 24-26 Castle Mews - the cookery school is at 27 Castle Mews, so does it make sense to split the addresses along these lines, or doesn't it really matter?

Good conversation going on here. I'm going to respectfully disagree with the advice of adding a fictitious suite element to the address, as using your real-world address only is one of the guidelines about which Google is very clear. Using suite addresses in this scenario has, indeed, been something people have experimented with in the past, prompted by Google's past fiasco with large numbers of listings merging due to shared partial details. However, Google seems to have gotten much better at not merging listings, and, in fact, seems quite capable of discerning one business from another despite a shared address. However, I will make these provisos:

Luke, I want to be sure I understand what you're saying about only the phone number being different? Aren't the names of the 2 businesses different? If not, and this is actually just one business, then they are only eligible for a single GMB listing - not two of them.

Yes, the phone numbers must be unique.

There can be trouble if the two businesses are in the same industry. In other words, if one business is Bill's Garage and the other business is Frank's Garage, you'll want to regularly monitor for any signs of merging.

It's a good idea not to share Google categories between the two businesses, if it can be helped.

Always make sure (as the Local SEO) that you really are marketing two separate businesses that adhere to Google's definition of that. For example, you may encounter clients who want to market their air conditioning repairs as a separate business from their heater repairs, when in fact this is actually just a single business. You'll do more harm than good by helping the client try to market themselves as though they were two. Point to the guidelines and explain the disaster that can come from getting on Google's bad side and you'll be doing the client a world of good

There are tons of businesses that share a street address with others (like at a shopping mall). I've never seen a problem where having 2 addresses the same affected anything. The suite A/B thing is fine though, even if it's only a placebo effect.

I've had many clients in the same situation. The approach I typically take is to split up the street address between a Suite A and Suite B (or some similar variation of that). Google is still able to pinpoint the geographic location of the business, but also recognizes that they're not identical.

Meta refresh bad for SEO
Hi there, Some external developers have created a wishlist for a website that allows visitors to add products to a wishlist and then send an enquiry. Very similar set-up to a shopping basket really (without the payment option). However, this wishlist lives in a separate iframe and refreshes every 30 seconds to reflect any items visitors add to their wishlist. This refreshing is done with a meta refresh. I'm aware of the obvious usability issue that the visitor's product only appears after 30 seconds in their wishlist. However, are there also any SEO issues due to the refreshing of the iframe every 30 seconds? Please let me know, whether small or large issues.

SEO Considerations for merging two brand website into one
Hello fellow Mozzers, We have two websites for two similar brands at my place of employment, the two brands currently serve slighly different products but could be held quite happily under one branded site. As part of a potential group merger into one sole brand, we will have to create one joined up website which will then feature all our products. The newly merged site will also have more scope to allow us to expand our product range where as currently one brand is kind of specific to a particular market due to its name. So as part of the Merge, I have to consider the potential implications for our search traffic, as this is an integral part of our business. Brand A - older, more authorative, great content, good organic positions - top 10 for pretty much all terms we favour. Brand B - younger, but has more marketing scope due to name, still good site and lots of content. Unfortunately Brand B has more in terms of potential lifespan, but is currently the less authorative of the two sites we run. it has lower DA and PR according to my Moz Analytics, a lower number of quality links and less content. In order to give the Brand B website the boost that is needed and in effect replace Brand A in the serps which has great organic positions, I need to make sure all bases are ticked for an action plan. So far this is what I have. Transfer all exisiting Brand A web pages to Brand B website. Rel canonical all Brand A pages to now point to Brand B websites new pages. 301 redirect all pages on Brand A to Brand B during the transfer. Once 301 redirects are in place then request external sites to actually repoint to Brand B website for any links. Update xml Sitemaps Update any content that mentions Brand B to now be Brand A. resubmit sitemaps to Webmaster tools Update all social profiles Update all local search profiles and listings Update all review sites with new brand name / merge any with both brands On a supplementary note for customer information, looking to also keep the older Brand A Home page up for a short time to help people understand the transition rather than a complete redirect which to our demographic could confuse and alienate people. Will also look to send a mass email to roughly 400K people informing them of the move abd how it affects them. I have no doubt there will be some glaringly obvious additions, any further advice would be much appreciated. Hope you are all well. Tim

Street Address Not Appearing on Business Google+ Page
I run a local business in New York City, a commercial real estate brokerage. My firm has both a web site and Google+ accounts, one Google+ account for me personally and a Google+ account for my business. Under address my Google+ account is showing New York, NY. It is not showing a street address. Similiarly when my business name is entered in the Google search bar, my web site is the first result, but under address (directly to the right of a black dot with a grey circle around it) "New York, NY" with the phone number beneath it appears. No sign of my street address. My business is registered under Google Places and we have entered the correct street address. Any ideas on how I can get Google to display our street address? This is obviously very, very detrimental for local SEO. Thanks,

Hosting two websites
Hi guys, I work with a company that has a business to consumer (B2C) website and a business to business (B2B) website selling the same product. Best links to gain?
Hi, Just a quick one to see what peoples thoughts are regarding links. I have just gained a free link on a .gov website in the UK. In one of their offers pages, will this provide any link value or domain trust to me and what can the benefits be SEO wise from having a link on a government domain? The link is just the website url with a a few lines of text detailing our address etc... so its not got any anchor text regarding targetting one of our brands. It is equallly, less or more important to target anchor text links to specific brands or to get good high quality links from trusted sites such as the .gov one I have linking to my root domain? The website is a local council website in the UK. And was listed by a member of their staff, who only list in the offer page if your offering discount to council members etc..., so its not a spammed page or anything like that. What are peoples views on anchor text links vs domain url links? Cheers Will

What are the most underrated SEO tactics?
Looking over the discussion of underrated SEO tactics at http://sphinn.com/story/178993/ , I'm curious if folks here have any favorite SEO tactics that they feel are ignored, underrated, or somehow not appreciated by the community at large. Any thoughts? Among the tactics listed in the Sphinn post: Blog commenting Analytics to identify low-hanging keyword fruit Getting your site set up properly at the server level Unique and relevant imagery Internal links Google Place page optimization Several more... Any others that should be included? I'd personally add segmenting your keyword traffic into trademark (those that mention your brand name) versus non-trademark segments for more thorough analysis.
