Meta description template - will i penalised? Similar but not the same.
-
UPDATE to original question:
Ok can I also add, as a solution, could I use
%%title%% | A Commercial Property Website that deals exclusively with Industrial Property, Land and Investments For Sale or Let across Scotland.
In Yoast as a meta description - so the descriptions will have individual titles but the rest the same? Or will I be penalised?
This is for the 1000 or so listings, but I'll write completely unique descriptions for the pages?
We have taken on the marketing and SEO of a site that we didn't build.
After the first crawl report there were 103 errors, 760 warnings and 990 notices. Including a lot of 301s - which I'm confused as is a brand new site.
I've made some changes in the editor to ensure unique page titles so errors should come down.
However i wanted to ask advice how best to optimise a site like this ... people come on they list an industrial property and then those in the market to let or sell can browse and then get more details on industrial property they like the look of.
So there are lots of listings going on that aren't correctly optimised ... should these manually all have meta descriptions and rewrite headers etc?
Ideally the listings would rank themselves in Google - but I'm going to no index some of the other less relevant pages.
Keen to hear your feedback.
Thanks,
Laura

Hello,
I browsed you site a little bit and I still believe it would be interesting to add a geographic dimension to your description and title if possible.
title idea:
%%title%% in %%city%% - ShedFinders.co.uk
Description idea:
Commercial Property for %%sale/let%% - %%title%% located at %%city%% -or- %%address%%. Exclusive industrial property, land & investments accroos scotland.
If you can make sure title are not too long, adding other attributes like city, address, sell type will create more differences from page to page and is not bad for search engines since I believe that usually people search for certain property type by region.
Note: The %%fieldname%% are examples, I have no idea how it's done in your site.

To my personal opinion, your site is well crafted, easy to navigate and fast. So this is good.
However when I visit a listing ie http://www.shedfinders.com/property/redevelopment-opportunity/
Your page title is "Redevelopment Opportunity - Shedfinders"
I am no expert in your field, but to people search for redevelopment opportunity? maybe you could tweak your title and content for each listing so it matches more what people might look for.
ie. Redevelopment Opportunity in Aberdeen, ON - Shedfinders
So I believe that list page same as product pages in a ecommerce should have unique and relevant description meta and title, even though it requires more work.
Regarding the 990 notices,I don't think they reflect issues but more facts so I would not worry too much.
Regarding the 301 redirections, I could not find much from browsing your site.

titles length, URL length and meta descriptions on a subdomain effecting SEO on main domain?
Hi all, I am currently evaluating areas for optimization on my main domain. When doing this, Moz has identified multiple titles and urls that should be shortened and missing meta descriptions on my subdomain (a help center of sorts). As far as I am aware, we have not set up any "no-index" rules for this subdomain. Are these items affecting SEO on my main domain? Thanks,

Missing Meta description issue reported
Moz says missing meta description, however the meta description exists properly (using yoast plugin) eg of link reported by moz for missing meta description : https://www.basezap.com/reinstall-os-in-vps-using-solusvm-panel/ It is giving same error for many blog posts, as same time, for some articles the issue isn't reported. Although the method for meta description is same for all the posts. Can anyone explain if its a common bug in moz site analysis or I am following something wrong ?

Are Meta Keywords Still A Thing?
Hey all! First post on here, forgive me for being an SEO newb. Are meta keywords still a thing? Here's why I ask, I read this article from back in 2009 that said they are absolutely not a ranking factor anymore: https://webmasters.googleblog.com/2009/09/google-does-not-use-keywords-meta-tag.html However, in doing some research on our competition, I found that the top result for "Financial Advisor in Colorado Springs" was this company: http://www.strasbaughfinancial.com/ Honestly, the site seems to be doing everything opposite of what I read to do. It isn't even mobile responsive! With the Moz Bar, I found that no links pointing toward it. Not one video on the site (there is a link to a welcome video but the link is broken!!), no blog or regular content updates, no keywords in the H1 or H2 tags, page titles, etc. The website looks old and, frankly, terrible. Really I’m stumped how this can be ranking so high for so many competitive keywords. Then I realized that they stuffed tons of keywords in the meta description and meta keywords. From what I can tell, this is the ONLY intentional SEO strategy they used. Am I missing something? Are meta keywords still a ranking factor and THAT important?

Meta description for Privacy Policy?
Hello guys, Quick question about optimizing other pages on my woocommerce e-commerce store. Do I need to optimize pages like the cart page, checkout page, privacy policy, return policy, shipping policy, etc? Strictly talking about on page SEO for these pages, like meta titles, description. Thanks!

I've just manually edited all the page titles and meta descriptions on a site, when will this show in Google results?
I've just manually edited all of the page titles, meta descriptions and optimised the copy on a client's site. I submitted this for a new crawl on Google via Webmaster Tools but when I do a Google search the old versions are still showing. Will it still take a few weeks for the new versions to show even though Google has crawled it via Webmaster?

Multible Dublicate Titles & Descriptions
Hi, I reviewed a site for a client recently and noticed when I produced a crawl report (SEOmoz) that there were thousands of pages with the same content. This is because the developer added a ticket booking system which has a page for each day up to 2017 (5 years). I see in my campaign monitoring that this results in 9,445 duplicate content errors. The site is only 3 months old and has a Google PR of 4 and is ranking reasonable well for main keywords. Just wondering if there is a way to fix this or should I leave it. Is it eventually going to result in problems?. I cant see these pages when I view the server with FTP - perhaps they are dynamically created. Pat

Meta descriptions
Hi, I have placed meta descriptions in a CMS for a client and afterwards checked with the SeoMoz tool "Page elements" that these are embedded correctly. However when checking the SERP for certain pages Google has "composed" the listing from other content than the meta description. What may be the reason, and how to avoid this?
