Competitor with 4 listings at same address

Hi there.
I went to www.google.it and did a search for "Scuola di inglese a Miami" (English school in Miami)
The result I got was that one Company (Kaplan International) ranked with several listings at the same address and with different languages. I read several time that you are only allowed to have one listing pr address. How is this possible? Will they eventually get merged or penalized?

That's an interesting situation you've highlighted! You are quite correct that Google only allows one listing per physical location, but things get a bit fuzzy when it comes to multi-language listings. The first time I ran into this scenario was in about 2009, in which Mike Blumenthal published this article quoting Google's stance on how a business could have multi-language listings without creating multiple listings (http://blumenthals.com/blog/2009/08/10/local-business-center-same-listing-in-multiple-languages-is-ok/).
However, the current Google Places for Business setup does not allow for multiple languages. Google's stand on this is that you're supposed to pick a single language and create a single listing in it. See this:
Despite this, businesses have old multi-language listings from former times and are also creating mutiple language listings by using different accounts (which was once recommended as a best practice).

"In countries where more than one language is spoken, choose a primary language that you want the listing to be displayed in. Even if users have their browsers set to another language, they'll still be able to find your business on Maps."
So, according to Google, you should only have one language and one listing, but as we can see from your example, people are getting around this. You could try to report your competitor, but it may not be worth it.
What I actually find most interesting about your example is the fact that Google is surfacing those 3 same listings for your search term, hinting to me that Google may be confusing your search intent with a branded search that matches the titles of your competitor's Google+ Local pages. The titles on those pages don't look quite right to me.
So, bottom line ... yes, it's supposed to be just one listing, but I suspect this whole situation is a big mess given Google's guidelines that don't meet the real-world situation terribly well, coupled with their failure to sometimes police their own product. Hope these thoughts are helpful.

They would likely get merged or penalized eventually. You can speed up the process by reporting the additional listings as duplicates. There is a place to flag them on their places page. Google is pretty good about looking into those things within a week or two.

Changing Recognized Address Impact Local SEO
One of my clients is moving offices. They want to change the recognized address from: REAL ADDRESS: 4a Normal Road, Normal Area, City, POSTCODE To: MODIFIED ADDRESS: Fancy Name, Normal Road, Normal Area, City, POSTCODE I imagine this may cause issues when one tries to build some citations, with the address not being recognized by the site. Google Address Listing
I am in the process of getting all of my directory listings updated using MOZ local and I am getting some errors that I am unable to change via the Google My Business configuration. When I place the address information into the Google My Business for our business, it is changing it to read differently than what our official mailing address is with the USPS. The official address for our business is 8900 Highway 65 -- but when typed onto GMB it is showing up as 8900 IN-65. Because of this, it is throwing off MOZ and it is not able to find the other profiles or it is saying there are inconsistencies in the listings. Is there any way for Google to change this listing to the correct address to how it should appear? Thank you!

Should I change my listing title or even my domain
I have a domain for a lawn maintenance company. The domain is something like mycompanyyardcare.com Even though this company do yard care most of the business that is trying to attract is Lawn maintenance. The keywords that most people type when they are looking for this service is "lawn care". Should i change my domain to mycompanylawncare.com instead of mycompanyyardcare.com? Deciding whether to list multiple locations
Hey Mozzers, thanks for your awesome help today. I have another related question to local listings. We're currently rebuilding our website and we have multiple physical locations across the UK. Is it beneficial SEO wise for us to display just one address on our contact page or should we list the 5 addresses that we have? I have also been checking out our local listings and it appears that we have inconsistent listings across the 13 sites that Moz local lists in the UK and then across various other directories. Listing a physical address on an ecommerce website?
Hey Mozzers! Got a question for you. I’ve been assigned my first ecommerce client. He doesn’t want to list his physical business location, as he fears that including his address will hurt him on a national level (he ships all over the world). He’s not particularly interested in ranking locally, although he wouldn’t mind it. He only wants to show a PO box address. Will this help or hurt him? I believe it’s the latter. Also, he has 16 shipping points across the U.S. Is it helpful to add these cities and states to the site? Thanks in advance! -Kanya

Are citations the way to go even if there is no Google Places listing
If there are no Google Places / Local listing for a keyword search term, for example... "web design vancouver", do building citations still help in enabling websites to move up the organic rankings?
