Google Trends not Consistent with Google Keyword Tool

Hi Everyone,
I was doing a little Google Trends research on Real Estate and narrowed it down to my state. I have found that on Trends it is showing a two or three towns above the one I am living in showing that it gets a lot of search volume. They will put the top one as a 1 and then the others below it as like .87 or .675 etc. I am taking that as 87% of the top one or 67.5% of the top city in search volume.
I checked these numbers against the Google Keyword Tool and found that my town still gets more exact visits (4 times the amount of the one Google Trends ranks #1) I can't see the actual search volume on Google Trends but was wondering....Which one do you trust?
I have done some testing on it and realized that for the most part, the numbers in the keyword tool RARELY change. Do they maybe update it once per year?
FYI: As you know I trended real estate so what I did on the Keyword tool is "Town State Real Estate" and looked at both Broad and Exact searches.
I would appreciate any guidance you guys can give on how I should be paying attention to this data.

Google Keyword data from the keyword tool is only updated on a monthly basis, trends data is updated more quickly.

Keywords moving up, except...
The keywords on my page are moving up, except for one. I have routinely ranked between 13-15 for one particular keyword. I am aware that it is a broad term, however, at one point, I showed up on page one at #6, and then dropped right back down to where I was. The website it "sexaddict.com" and, don't worry, it's for addicts so you won't find anything but help and resources there. The keyword is "sex addiction." Thanks, Ryan

Focus Keyword
Hi, I have 2 doubts regarding keywords SEO optimization. 1. I would like to optimize the keyword "liquidation channel". The thing is, in my copy/page title/URL/etc it doesn't make a lot of sense to use this exact keyword, but rather "liquidation channels", in plural. Will I rank higher for liquidation channel anyway? And if so, to which extent? (e.g. about 70%...?) 2. I would like to optimize the homepage for the word "liquidation", but found out that some combinations using this keyword (like "liquidation sales" or "liquidation auctions") would have higher traffic and might work better for some pages. I understand I would still be ranking higher for the keyword liquidation, but to which extent? If it's 100% because the keyword is always included, does it makes sense to use 1-word keywords or should we always focus on multiple word keywords? Would the same apply for 2-words keywords vs 3-words keywords, like "wholesale liquidation" SEO rankings being applied when optimizing "wholesale liquidation sales"? Thank you,

Narrowing keywords or build more pages - Startup
I provide local services to a number of small cities and am trying to decide the best way to attack local keywords. I need to decide if I should target all 4 cities or narrow it down to 1 or 2. I used the google keyword tool and none of my keywords have enough results to show data so I am left guessing by using the nearest major city and population sizes. Anyway, I have read over and over about how keywords in the title / description are imperative. Well, thats tough to accomplish without being spammy when you offer two services for four cities. I don't think lakeville snow removal, apple valley snow removal, eagan snow removal makes for a good title of a page. Also, it's not an easy task to get any kind of keyword density in the content as well. So how do you recommend I attack this? I have seen sites that create a page for each keyword with basically the same content excpet replacing city x with city y and they do well. I find this spammy and hope that eventually they get penalized for it. I guess I would be willing to do it, but would prefer a more natural solution. One more question, if I do keyword a single city, say Lakeville, what is the prefered way to keyword the home page compared to the service pages. Example, I have a snow removal page that the keywords would be lakeville snow removal and a lawn care page with the same.. So what is the target for the home page? How do I make sure my homepage ranks better than my 2nd page when I need the same keywords for both? I don't want them competing against each other for keywords.
I seen here on SeoMoz something about more than one page having the same keywords so they don't compete against each other for the same keywords that makes sense to me. But I would like my main page (homepage) to be ranked better over time rather than the 2nd page or do I just not care about the second page ranking at all and don't SEO the page very well? ,Both pages have similar content so I need the keywords for both. So im very confused on what to do with the second page. Thanks in advance to any helpful answers, i am a newbie when it comes to SEO.

Question about keyword analysis
I am working on a keyword analysis for a range of keywords. I want to target these keywords in the Denver market. I know if you search google for something like "IT Support" and you are located in Denver it knows where you are and caters the results to be more Denver IT Support oriented. I did notice that those results are different than if you search for "Denver IT Support" My pages are optimized for the Denver market and the keyword like "IT Support" but I am a bit confused on how I should be doing my research into keywords. Should I be putting Denver into all my keyword analysis research even though I still want to rank for just the keyword when they are searching from the Denver area. I hope this all makes sense. I guess I just need some guidance on how to deal with the location specifics of my keywords. Thanks in advance for any help.

Keyword Updates
I have a list of keywords in a campaign that I need to update. I use the keyword report card to review those keyword performance by page. I dont currently see a way to update those keywords, I only see the option to add or delete. I don't want to delete and re-enter because then I will lose that "mapping". Is there a way to simply update a keyword?
