Deciding Between 2 Domains for a Real Estate Website... What is Your Opinion?

I own : waterfrontrealestatemiami.com & miamisrealtor.com I am the beginning phases of developing and designing a website for a Realtor within South East Florida (Miami) She specializes in luxury waterfront properties (homes mainly) but does not want to be to limited, as she is open to anything within the area. But the bread and butter is luxury waterfront properties. I am torn between the right domain choice. Any suggestions between the two listed above? Please list why, Thank you for your help.

What has worked for my clients in the past, is to have two domains:
(1) the main domain for SEO purposes, controlled in Google Webmaster tools as the primary domain
(2) a shorter marketing domain, that forwards (with masking) to the main domain.. and passes the juice.This way the marketing domain can be shorter, advertised in newspapers,business cards, etc... and can be easily remembered.... and main SEO domain still gets the value of the direct hit traffic.

My response is probably the opposite of what most SEOs would say. My husband and I are both realtors and we have a domain that ranks really well in our city. The domain name? Our names.
We don't have any keywords in the domain at all.
Keywords in the domain can help...but they're not as helpful as in the past.
Here are some things to know from the perspective of the realtor:
-You are constantly telling people about your website. It's easy to say, "Go to myname.com". People remember that.
-Similarly, the agent is going to be giving out her email address often. It'll be a pain if she has name@longkeywordrichdomainname.com as an email address.
-We get a lot of searches for people who are looking for us by our name. Granted, you'd likely still get those if you crafted your content properly with a keyword domain.
-Think of advertising. If I buy a bus bench ad, I don't want to have to put on the ad, "VISIT BESTHOMESINMYCITYFORSALE.COM" No one's going to remember that.
-Does your realtor sell more than just waterfront homes? IMHO you're limiting her if you put all of her business on a site about waterfront homes.
A tip: keep an eye on snapnames.com or namejet.com. Sometimes real estate related domains come up that you can get for a really good price. Once we already had our domain with our name in it, one came up for "[city]homes.com". It had a good backlink profile. Plus, one of the top realtors in the city who advertises a lot on the radio has [city]homes.ca. We purchased [city]homes.com and redirected it to our site and now we have an even nicer backlink profile, plus we get type in traffic.

Kind of long however if you get 3 leads from here a month and close 4 houses a year that is a pretty high ROI... These houses are multi million each if I am not mistaking.
Its not about the quantity of leads in this case it is more about the value of each lead. There are 28 searches a month which is 336 per year. If you can close 1% of this it's a great amount of money... Correct?

Although it is good to have the keywords in the domain name, if you need to go with something like miamiwaterfronthomesFL.com or something that is difficult to tell someone in the elevator then you are better to go with a brand name and try to get one keyword in like BRANDrealtor.com.
Also, having a spammy looking name means less credibility and people will be less likely to click on your search result because they will think it's some cheezy affiliate site built for SEO and not a real legit company.
Usability comes before SEO especially when naming your site, plus once you name a site you are married to it so choose wisely and make it something you wouldn't be embarrassed to put on a business card or tell someone.

How about "waterfronthomesmiami.com" She uses her first and last name currently. I have been all over pool.co, and snapnames.com trying to get better URL's very difficult and costly. Any suggestions? It is a VERY competitive market. in South Florida, this is why I would like to go with the KW rich URL and some vanity URL.

neither are good in my opinion, the first is impossible to remember and the second has a S in the middle. Keep digging IMO.
Does she have a business name, might be better to go the brand name route.

It looks like a potential competitor already owns: miamiwaterfront.com
However: waterfrontmiami.com is available. 6,600 local monthly searches, but only medium competition. I would buy it.

The idea is to use the MiamisRealtor.com as the vanity and WaterfrontRealEstateMiami.com as the KW / SEO oriented domain.

My concern with the shorter name is that people might easily miss the S. That is when branded domains perform better.
I don't know the US realtor market well, but I assume this domain will end up plastered over boards outside properties. If that is the case then there is a pretty strong argument for a branded domain rather than a kw led one.

You are searching on a broad scale.If you look to the left of the adwords tool, check the box that says [exact] the search volume for this exact phrase is 16

Does have potential, I agree that the name MiamisRealtor is easier but that can always be the vanity URL.... What do you think?

Miamisrealtor is shorter and easier to remember. (If you do some keyword research you will find that both: "Miamis realtor" and "Water front real estate miami" have barely any search volume https://adwords.google.com/o/Targeting/Explorer?__c=1000000000&__u=1000000000&ideaRequestType=KEYWORD_IDEAS)Having a URL that your customers can remember and wont have problems typing is better in this case.
Exact domain are best however they are only best if there is traffic for the term.

2 pages competing
Hi all, My website currently has 2 pages that address the theme 'property investment in manchester' or 'buy to let manchester'. https://www.knightknox.com/developments/manchester/ https://www.knightknox.com/investments/manchester I am a bit concerned that we are competing against ourselves for these keywords. In my opinion the /investments page provides better content, but the /developments page ranks higher in Google. 404 or 410 status code after deleting a real estate listing
Hi there, We manage a website which generates an overview and detailpages of listings for several real estate agents. When these listings have been sold, they are removed from the overview and pages. These listings appear as not found in the crawl error overview in Google Search Console. These pages appear as 404's, would changing this to 410's solve this problem? And if not, what fix could take care of this problem?

Subdomain and root domain
Hey Everyone, our page has multiple domains and I'm wondering how it affects search rankings today. I saw some stuff from almost a year ago, but I'm not sure if something has changed. We currently have our root domain "www.xyz.com" and started moving some pages over to a different sub-domain "web.xyz.com" because of usability and ease of adjusting content. How much will this affect our seo? Thanks!

What is best practice SEO approach to re structuring a website with multiple domains and associated search engine rankings for each domain?
Hello Mozzers, I'm trying to improve and establish rankings for my website which has never really been optimised. I've inherited what seems to be a mess and have a challenge for you! The website currently has 3 different www domains all pointing to the one website, two are .com domains and one is a .com.au - the business is located in Australia and the website is primarily targeting Australian traffic. In addition to this there are a number of other non www domains for the same addresses pointing to the website in the CMS which is Adobe Business Catalyst. When I check Google each of the www domains for the website has the following number of pages indexed: www.Domain1,com 5,190 pages

Do I need to use the .com.au as the primary domain given that we are in this market and targeting traffic here? Thats what I have been advised and it seems to be backed up by what I have read here. 2. Do we re direct all domains to the primary .com.au domain? This is easily done in the Adobe Business Catalyst CMS however is this the same as a 301 redirect which is the best approach from an SEO perspective? 3. How do we consolidate all of the current separate domain rankings for the 3 different domains into the one domain rankings within Google to ensure improved rankings and a best practice approach? The website is currently receiving very little organic search traffic so if its simpler and faster to start again fresh rather than go through a complicated migration or re structure and you have a suggestion here please feel free to let me know your ideas! 301 many smaller domains to a new, large domain
Hi all, I have a question regarding permanently redirecting many small websites into one, large new one. During the past 9 years I have created many small websites, all focusing on hotel reservations in one specific city. This has served me beautifully in the past, but I have come to the conclusion that it is no longer a sustainable model and therefore I am in the process of creating one large, worldwide hotel reservations website. To not loose any benefit of my hard work the past 9 years, I want to permanently redirect the smaller websites to the correct section of my new website. I know that if it is only a few websites, that this strategy is perfectly acceptable, but since I am talking about 50 to 100 websites, I am not so sure and would like to have your input. Here is what I would like to do: (the domain names are not mine, just an example) Old website: londonhotels.com 301 to newdomain.com/london/ Old website: berlinhotels.com 301 to newdomain.com/berlin/ Old website: amsterdamhotels.com 301 to newdomain.com/amsterdam/ Etc., etc. My plan is to do this for 50 to 100 websites and would like to have your thoughts on if this is an acceptable strategy or not. Just to be clear, I am talking about redirecting only my websites that are in good standing, i.e. none of the websites I am thinking about 301'ing have been penalized. Content Marketing: Should we build a separate website or built in site within the Website itself?
Hi Mozzers, Client: Big carpet cleaner player in the carpet cleaning industry Main Goal: Creating good content to Get more organic traffic to our main site Structure of the extra content: It will act like a blog but will be differentiated from the regular site by not selling anything but just creating good content. The look and design will be different from the client's site. SEO question: In terms of SEO, what would be the most beneficial for us to do, should we built in this new section/site outside or inside the client's site? I personally think that it should be separated from the main site because of the main reasons: A followed link to the main site Anchor texts implementation linking back to our service pages If we would to choose to build in this content, it would be highly beneficial for getting organic traffic within the main site but I am afraid this will not provide us any link juice since anchor texts won't be accounted the same since all of those would be located in the Nav bar of the main site. Can someone tell me what would be the best in terms of SEO? P.S: My boss doesn't agree with me and would rather go the second option (build in within the main site) that's why i am asking you guys what would be the most beneficial? Thank you Guys

Website change of address
Hi Everyone, I apologize if the answer to this questions is obvious, but I wanted some input on how changing our web address of our site will affect our SERP. We are looking to change our website address from a.com to b.com due to rebranding of our company (primarly to expand our product line as our current url and company name are restricting). I understand that this can be done using 301 direct and via webmaster tools with google. My question is how does this work exactly? Will our old website address show in SERP rankings, and when a user clicks on the listing are they redirected to our new address? With regards to building new links from press releases etc, do we have links point to our new web address or the old one in order to increase SERP? Does google see our old address and new address as the same website and therefor it does not matter where inbound links point to and both will increase our ranking positions? It took 6 years of in house seo to get our website to rank on the first page of all the major search engines for our keywords, so we am being very cautious before we do anything.
