Weird situation with our local listing.

A couple of weeks ago I was having problems with my real estate local listing. I made some changes (like removing anything remotely like keyword stuffing and a few other things). Then, we re-emerged. But now, instead of having 4 citations we have 221. It looks like Google has merged our listing with all of the other agents in our office.
So, now if you type in to Google: ABC Realty in OurCity the very first listing is a 1-box that has our listing: Jane and John Doe, Sales Representatives, ABC Realty and our phone number. We actually rank higher than the ABC Realty office's own web page. We are getting phone calls from people who think they are calling the main office but instead call us. (This is not at all bad for business...but perhaps there is an ethical issue?)
My problem is that if you click on our places listing, there is one photo on there of a realtor who is not us. Additionally, we lost our two reviews that we had, but we have one review for another realtor who is not us. The rest of the listing is totally ours - our photos, our description, our website, our phone number. If I go to edit the listing, the option to remove that photo is not there.
So, now we have a conundrum. One one hand, it's great to have this boost. We are appearing #1 for searches for our office and this brings us business. But, I want to be ethical. Realtors can be nasty and I don't want other realtors thinking that I have done bad manipulative stuff to steal other peoples' business.
Can anything be done? What would you do?

That's happened loads, I've seen blogs and stuff about it all over the web. Can't remember if they found a solution or what it was but I'll have a look.

Solution #2: They should hire you as their SEO.

This is exactly what is happening. Our office has about 100 agents. It doesn't have its own local listing. Google thinks that our listing is the office listing.

Since you're in real estate I would sell your office to ABC Realty for a hefty fee due to your office having prime Google SERP location.
Slightly more practical: If the corporate office submitted a bulk listing for its real estate agents and their own location make sure this is setup properly (http://www.google.com/support/places/bin/answer.py?hl=en&answer=173669) Or, they might not have done this at all, and Google is now considering you as the corporate office.

Old competitor site but GMB listing no more, are links still valuable?
One of my clients has come into the possession of a competitor's website. They sat on it for a while (other things going on) and because the company ceased trading the GMB listing seems to have been removed by Google and the leads have dropped off since this loss. The links are OK, so am considering 301 redirects, if the links still pass any value.

Whats the best way to set up a directory listing website
Hello all, I am building a website that lists homeschool events and field trips across various states (locker-time.com) and I have a few questions on setting it up correctly. Both the events and field trips are searchable by distance. For clarification, events are associated with a specific date and time and field trips are not. I currently have a link that says homeschool events and you enter your zip to find things close by. Is it better to create a separate page for each state I am targeting instead? So the link would be homeschool events and then a sub-link that says homeschool events in GA and the GA page brings up all the events in GA, still searchable by zip. Or does it matter? I was thinking if its a separate page, I could put keyword rich copy on top, but then clicking on the menu and choosing the appropriate sub-menu is an additional step for users on the site and as the number of states increase, that sub-menu could get pretty big. The search results pages lists the post title of any events or field trips found and the links go to a page on my website with more information, such as the location, details on the event / field trip and a link to their website. I am wondering for SEO purposes, is this the right way to do it? Or I could set up the results page to show an excerpt and some listing info and then link directly to their website. Does it matter? I was thinking a page on my own website since then I could add images (but that might end up sucking up all my hosting space). As I am adding these listings to my website, I simply copied/pasted the details on the event. Now that I'm thinking about it, original content is best, so should I stop doing that and rewrite the description in my own words? Since the events are date specific events and when they pass, they are no longer on the site, does it matter as much for the events? The field trips do not have dates associated with them, so I can probably work on creating my own descriptions for those. Just not sure if I should bother with events that are more short term. Local SEO - Do I need it if I don't do business locally?
Super confused about this. Our office is located in Los Angeles, but it is not a storefront, and our clients are from all over the country... and our business involves travel to other countries. So there is nothing "local" about us. But everything I read seems to say we should be doing local SEO. How to approach this?

How Should We Best List Events Pages?
Hi everyone! Luke here from CHARGED.fm hoping that a brilliant mind could help me with another annoying (at least for me) technical seo question. It's about how we list the events on our ticketing site. Here's the rundown: We currently list tickets by event id, but our competitors keep the event page in the same silo and use the venue name and date of event in the url. We're also wondering if it would be benficial to keep the events page in the same silo like our competitors: http://www.vividseats.com/theatre/kinky-boots-tickets/kinky-boots-9-20-1537274.html (notice how they go /theatre/kinky-boots-tickets/event/) Would it be beneficial to list like this? Is it inconsequential? Could we leave things the way that they are or should we at least add the venue and date to the events page URL? Thanks a lot for any help,

Separate Email for Separate G+Local Listing?
Client decided to keep restaurant and catering businesses completely separate, so he's gotten a suite number and a separate landline. He already set up and claimed the restaurant G+Local/Places page using his personal gmail address. I need to set up the catering G+Local page, but of course he's not crazy about giving me the login to his personal gmail account. But maybe, since they're completely separate businesses, I really should go set up hiscateringbusiness@gmail.com and start fresh with the catering page? I also have an email address, contact@hiscateringbusiness.com, but it seems like Google never likes these. How do you recommend that I set up the catering G+Local pages? (This would also presumably be for Analytics and Webmaster Tools for the domain too.) Should I just start fresh? Can I even do it with a non-gmail account? Or will Google slap him for two unmerged accounts, even though they're for separate businesses? (I've looked all over the place and it looks like that it's still true that he can't just change the email associated with the restaurant G+ page... no?) Thank you!

Local SEO Best Practices
Hello Everyone, I'm new to SEOmoz, I'm looking to use this as a tool to really help me, and evenually I can help others. I am an Web Developer with some online marketing experience. I did Local SEO a Few Years ago, and things have really changed since then. I know this Panda and Penguin update really is putting a hurting on the directory submission. Google no longer has 'Citations" on their places page, and many other changes. With that being said, what are some best practices for Local SEO? I am a propeller head by nature, but am also very creative when I need to be. I have potental sites to market, anywhere from Holistic Medical Doctors, Plastic Surgeons Community Blogs, and Auto Repair Shops, Law firms (to give you some perspectic) I also read Danny Dover's Book, to learn some more about SEO, the one thing that is unclear is how to acquire quality links I would really appreciate any perspective on this, every little thing helps Zach Russell

Local Searches done from outside of local area better than searches from within local area
Here's a strange one: I am working on a site for a local business and targeting local searches. The names have been changed to protect the innocent. Various keyword position tools show the site ranking very well for searches like "Anytown Widget Store". Doing the same Google search from a browser in Anytown, the site shows up much lower. So I tried changing the location in Google to other cities, using a variety of browsers and it comes up much higher out of town than in town. I have seen plenty of geographic discrepancies before, but usually they went the other way - searches from the actual local area did slightly better than the same searches done elsewhere, which would make sense. Any thoughts on why this would happen?
