What should happen to expired real estate listings?

For a real estate website, when a house is sold or taken off of the market. What should happen to the listing? 301 redirect it to the grouping (such as zip code or city) which that listing resides in? 404 it?

Do you let the old URLs 404 or do you redirect them?

So after a year or two there would be thousands of 301 redirects - would you eventually delete these after a year or two?

I'd usually say redirect it to a category page (zip code or city) straight away but from a users point of view it may not be the best thing to do. Maybe leave the page up with a sold sign and then have a "you may also like" section underneath so they know the house is gone but there are some other options, probably the best for UX. After a few weeks, I'd then 301 it to a category page.

What I do (I also work on a real estate website):
Short-term (maybe one or two weeks): Leave as is but have a "sold" banner over the listing.
Afterwards: Delete it.

Best Practices for Title Tags for Product Listing Page
My industry is commercial real estate in New York City. Our site has 300 real estate listings. The format we have been using for Title Tags are below. This probably disastrous from an SEO perspective. Using number is a total waste space. A few questions:

-If we do choose to index them, should we avoid titles listing Square Footage and dollar amounts?
-Since local SEO is critical, should the titles always list New York, NY or Manhattan, NY?
-I have red that titles should contain some form of branding. But our company name is Metro Manhattan Office Space. That would take up way too much space. Even "Metro Manhattan" is long. DO we need to use the title tag for branding or can we just focus on a brief description of page content incorporating one important phrase? At Listing Page Load More Functionality or Pagination which one best?

Organic listings disappeared I don't know why!
Brief history: I am MD of a medium sized health organisation in the UK. We have one of the leading websites in the world for our industry. We were hit by a Google algorithm update last year (Penguin or Panda, I can't remember, but that's not relevant here I don't think) and our daily visits went down from around 10,000 to around 5,000 in two separate hits over a couple of months. Then there was a steady decrease to about 3,000-4,000 visits a day until we totally updated the design of the site and did some good work on the content. We have always been white-hat and the site has around 3,000 pages with unique content added daily. So things have really been on the up for the past couple of months. We have been receiving around 6,000 visits a day in recent weeks (a slow incline over the past few months), until Sunday. Sunday morning around 10am all of our organic listings pretty much disappear, including for our brand name. Monday morning a few come back, including our brand name and our main, most competitive keyword, which we were showing up on the third page for and we returned to this page. Then Tuesday morning another few of our most competitive keywords show up, back where they were before. This includes images which had disappeared from Google images. Our PPC and business listings were not really affected at all. My developer submitted a site map through webmaster tools on Monday morning and I'm not sure if this is the reason pages started to show up again. In our Webmaster tools the indexed pages are about a quarter of all of the ones on the site - all pages were indexed before. I just don't know what has happened! It doesn't make any sense as 1. Google don't seem to have rolled out any algorithm updates on that day 2. we do not have any messages in Webmaster Tools 3. a number of our main keywords have re-appeared - why would that happen if we had been hit by a Google update?! Our organic hits, which previously made up about 80% of all our hits, have gone down by 80% and this is drastically affecting business. If this continues it is likely we will have to downsize the business and I'm not sure what to do. When I saw that the 'indexed pages' in Webmaster tools started to increase (they were around 600 on Monday, around 900 yesterday and then this morning, around 1,300), I thought that we were on our way up and maybe this problem would just resolve itself and our listings would re-appear, but now our indexed pages have reduced slightly since this morning, back down to around 1,100 so the increase has stalled. Can anybody help?! Do you have any idea what could be causing this? Apparently there have been no changes made to robots.txt and my developer says that no changes were made that could have affected our listings. ANY ADVICE WOULD BE GREATLY APPRECIATED.

Shoing strong for last 2 years for search terms NOW GONE! What happened?

I have a 9-11~ my website www.popscrap.com has been showing strong (top 2) for about 2 years now for many of the search terms we are targeting (scrap software; scrap medal software; recycling software; etc.), and I just noticed today that we are nowhere. Disavow- What Happens and What Should I Do?
We have a site that got hit by a non-manual penalty in July really hard. I submitted a disavow file for the site placeyourlinks.com which had a bunch of clearly spammy links to the site listed in Webmaster tools. But the site itself was down for a long time so I couldn't see where the links even were. Then those links disappeared from the links file. I thought the urls were removed or the site was seen as being blank. But now they're back...and the site itself is shown as just being a blank page. I don't know what to do since I don't want to disavow those links again if it wasn't even addressed the first time and there is obviously no way to contact the site. Help! Also, I've done a bunch of work on the site to increase the amount of content while I was waiting to see what happened with the link disavow. But now all that is done and our rankings are still waaaay down. I'm considering getting really, really aggressive with link removal and disavowing if needed but I'm not sure what I should focus on removing/disavowing. Really bad sites with only one or two links? Sites that have a lot of links to the site? Sites with keyword stuffy anchor text? Any help on this would be much appreciated.

Is a dynamic online user list bad for SEO?
Hello everyone, I have a question that is currently puzzling me, and I hope you can help me with. On musicianspage.com (one of our websites), we show a list of online users embedded within the page which, as you may expect, changes all the time according to who's online at that moment. That list appears on every page of the site, so at any time any page on the site has a different content and different link profile (sometimes we have just a few users connected, other times we may have over 50 users connected at the same time). My question is: is such a "dynamical-embedded" list bad, good or neutral from a SEO stand point? If it is bad, what do you suggest to do? Put it inside a frame? Using AJAX? Deciding Between 2 Domains for a Real Estate Website... What is Your Opinion?
I own : waterfrontrealestatemiami.com & miamisrealtor.com I am the beginning phases of developing and designing a website for a Realtor within South East Florida (Miami) She specializes in luxury waterfront properties (homes mainly) but does not want to be to limited, as she is open to anything within the area.
