Finding Local SERPs

Good Afternoon Everyone,
I am looking into finding a tool that can use different IP addresses for local markets to find what their SERPs look like for searches such as:
- Cogs in Calgary
- Cog Installer Miami
- Cog Repair New York
With local IP addresses for that search in that market.
Not sure if such a thing exists, but thanks in advance!

We've used Advanced Web Ranking (AWR) + Trusted Proxies. MIxed results.
I've heard good things about: https://www.whitespark.ca/rank-tracker
Haven't had the opportunity to test. But that's where I'd start.

There are solutions out there.
You have Enterprise Level Software like Sycara that tracks local results specifically http://www.sycara.com/overview/local-city-ranking/ You can also check with some of the other providers and get specifics. http://www.brightlocal.com/seo-tools/local-search-rank-checker/ http://www.seoclarity.net/features/local-search-optimization/ http://www.advancedwebranking.com/online/localization.html The only issue is that it can get kind of pricey with these companies.

Reason behind SERP Behavior
Greetings Mozzers, What would be the cause of the Title of the SERP to read a company name only instead of the <title>content?</p> <p>For example, if everywhere on my website, it reads SuperFun (if SuperFun is my company name). And I have a <title> of "SuperFun | Great Fun that is Super | New York"</p> <p>Let's say I then Google -> Great Fun in New York and I'm ranked 3rd. Yet the SERP reads "Super Fun" as the title.</p> <p>Any reason for this? Or ways I can further optimize this so it reads:</p> <p>1- the correct company name</p> <p>2- the <title> I specified in source code.</p> <p>Thanks for any clarficiation/advice on this matter!</p></title>

Local Real Estate Site vs Larger National Sites
Hello all, I am a local realtor that created my website with an idx feed. I am on page one but at the bottom. Question is how can a local real estate website rank better in the SERPS than the larger national brands? Any tips out there from those who have worked with real estate websites and seo? I'm trying to out rank the larger sites for my main keywords. Thanks all.

Local search
hi, Local search case i try to evaluate local competition on a local query such as "hairdresser + the city name" in Google for a merchant without website neither a google adresse listing. Top results : 7 google adresses pack : ok Organic results : SERP display only directories ! The first 10 pages are reviews platforms & local directories (qype, yelp, yellowpages etc..) except only 1 or 2 urls with personalized domains name. 1/ Would it be easy with to make a website + with a brand new domain name (myhaidresseShop.com) to dominate these serp (organics) quickly (first 2 months) ? 2/ Would it be better to first launch a targeted submission campaign (popularity) on those local directories with personalized data (first month) , and later on, to build a website ? 3/ Or ideally, from start, to make both a local campaign (Google adresse + submission) and launch a new website ? Tks in advance...

How do I find the best converting keywords
I rank decently on local search for some of my keywords but find that the traffic coming to my site is not from those keywords. I also find that they never convert to sales queries. Is someone able to help me out with that? Thanks My domain is www.hykano.com

Is it valuable for a local business to build links into its Google Place?
G'Day All, Almost all of my clients are geo-based small service-based businesses. I've noticed during my research that the google places for our competitors in 3 separate niches (3 different clients) seem to be the dominating results for almost all relevant keyword terms. I'm curious to see if anyone has actively tried to increase the ranking of a google place by building links into it. Is this something that anyone else sees value to for a local small business? I would love to get some thoughts. And for that matter I'm also curious to see if anyone thinks there might be value to optimizing a Facebook Fan Page or Yelp Business page. They all seem to be key drivers of traffic our client websites so I'm wondering how difficult it is to make them rank as opposed to a website. Thanks!

A lot of the data can be gathered from open site explorer, the moz tool bar or via the key previded but where is the quickest place to gather the below info or is a lot of it manual gathering?
