URL SEO: Better directory structure vs. exact keyword phrase

I am trying to understand how to best optimise a url for a page to rank high for specific keywords. Example: a top keyword search is "rental properties in new york".
Question is does this keyword need to appear as this exact phrase in the url or should it be broken up into different directories for a better structure e.g.:
www.abc.com/en/properties/new-york/rental OR
www.abc.com/en/rental-properties-in-new-york
Which will help the page rank higher (given all other things on the page are exactly the same)?

The difference in the ranking strength of those two URLs is negligible. Your decision should probably be made by deciding whether or not you're going to build out those directories and have the content to do so.
Having /properties/new-york/rental suggests you having multiple properties in New York, some of which are rentals. If a visitor went to /properties/new-york, would they see a page with multiple New York properties, some for sale and some for rent? If the visitor just went to /properties, would there be multiple regions for people to browse through?
If you have the content and ability to do that, then build it out with the subdirectories. If you don't, then focus on that single page with the keyword as the slug.

Breadcrumbs keyword repeats
Hi I have a client project who's developers platform is populating the category part of the breadcrumbs with the header tag. Since these include the pages primary target keywords/phrase they are being repeated in the breadcrumbs increasing the keyword/phrase count on the page as well as repeating/duplicating the sentence. Can this cause problems ? or not because Google knows its not part of the page content/body copy (because its a breadcrumb) ? Cheers Dan

One post on a keyword updated frequently vs. multiple posts
I'm wondering - which is better for SEO: having one post which is updated frequently or multiple posts on a given topic? Take this example: I write the ultimate guide to grilling steak. This guide should be updated at least yearly, if not more frequently. Should all the updates be applied to the existing post, or should there be a new, yearly post for each yearly guide to grilling steak? Another related question: is it bad for SEO to have a single-page site? Let's go back to the example: what if we create a single page which is the ultimate guide to grilling steak. We don't create additional content or anything else: it's only the guide which continues to get added to over time with new photos, new comments, new ideas, more information, etc. Is that going to rank better than a blog with separate posts that address all the different things that go into grilling steak (choice of meat, cooking methods, useful tools, etc.)? Changing the url of a page
Hello. I would like to change the url of a page. It currently has very few inbound links. I would set up a 301 redirect to the new url. Is there anything else I should take into account before changing the url? Is there a downside to changing a url? Do inbound links carry the same value when a 301 redirect is involved? Thank you!

Title Tag: Phrases vs. Keywords Separated by "|"
Hello, One of my client's old sites has all category titles of the form (for example) running shoes | running shoe | walking shoes | walking shoe including many that perform well with over 60 characters. I'm in the process of rewriting the titles into something like Running and Walking Shoes, A quality shoe at OurShoes.com The reason I'm rewriting them is for future google penalties, and to look better to possible guest post opportunities. Also to look better in the SERPS But the old style is performing very well. What are the real pros and cons of each? Thanks.

Footer and SEO
Hi All... We have a client who wants to really minimize and simply their website. They want to remove some of the footer info. Obviously we do not want to remove any contact or address but they would like to remove the footer menu system. I have read various things about it NOT effecting SEO and that it is there for user navigation and usability. Thoughts? Opinions? zach

New bookingsengine url, what would you do?
A client of mine is introducing a new and improved bookingsengine. They're launching it on a different url than the existing one. The existing one needs to stay online a little bit longer for affiliate purposes. The old engine url has a sitelink in the SERPS and ranks well on a few terms. I'm wondering what you would do in this case? They want the new url to rank as quickly as possible also as sitelink of course. Any help greatly appreciated. How to use good keyword URL to help main site
Hi. I'm a long time ecommerce guy and starting a third business. The main site URL is the name of the new business but I also purchased a .com URL that is our #1 keyword to target. So I need to know the best strategy to use the keyword url for helping with getting a top ranking for that keyword. I'm curious if I can or should build out the keyword URL site for the search engines and use a 301 redirect. Can you get top ranking for a site that just redirects? Anyway, I guess you get my question. This keyword gets a ton of perfectly targeted traffic so seems like a goldmine if I work it right. Thanks very much.
