Multiple Businesses at the Same Address

Hello everyone! Fairly new member here with a quick local question.
A friend is starting a new business and sharing a showroom with another local business until they close up shop in a couple of months, at which point he will take over the showroom entirely.
My question: in the meantime, what would be the best way to have two businesses at the same address? The best I can come up with to avoid the pages being merged or who knows what else would be to list one of the businesses in a non-existent suite, for example 123 S Someplace Ave, Suite 100.
Is this strategy likely to cause any problems for either business? Ideally I would like to have both businesses appear in the listings until the first one closes, at which point I will just delete the page entirely.

Nice answer from Donna, and I just want to add a little note here that Google has just done one of the largest overhauls to their Guidelines For Representing Your Business On Google (including changing the name, haha) that I've seen in quite some time:

The whole format of the page has been overhauled as have several key elements of the guidelines that any local business owner just getting started should read up on. Following the guidelines at the outset can save many troubles down the road.

To clear a couple of things up: yes they are separate legal entities, they will each have a unique phone number and unique website. However their business categories are basically the same which is what had me concerned about the two businesses merging.
After some further discussion with this friend, it sounds like their business would actually be better classified with a service area rather than a physical address, but they want the showroom to remain on the map. So it seems like the best course of action would be to (like you say above) allow the showroom to remain under the old company name until they close up, and build up the new company as a service area business until such time as they can fully claim the address.

The rules for Google local listings are fuzzy and the results can be somewhat unpredictable. Seems clear that the two businesses are separate legal entities. It's not clear, at least not to me, whether they'll share a common phone number, website or whether their clients or business categories overlap.
You could go the route of establishing a separate suite for each of the two businesses, but you're still at risk that the data associated with the two listings will get merged. That's not quick or easy to undo.
If I were you, I'd wait a few months until the other business closes shop and then stake a claim to the address on Google local.

Local Landing Page Optimization and Multiple GMB Listings
Hello, We’re building out a site for our business that has close to 100 office locations in different cities. Many of these are ‘partner brands’ that we have acquired under our brand. Similar to a franchise model. We want to be able to help users find offices near their location. Each office will have it’s own landing page with a physical address and contact information. We know we’ll have to build out unique copy and markup customized to the office/location. We’ve already read through https://moz.com/blog/overcoming-your-fear-of-local-landing-pages as well. We’re also considering ‘silos’ to build out pages for each location. To preserve authority and avoid cannibalization; our thought was having each location as sub-folders off of our domain (i.e. domain.com/locations/Partner#1/). The other option would be using a sub-domain (i.e. Partner.Domain.com/) which we noticed competitors doing and treating each sub-domain as their own independent site. Is all of the above the correct strategy? Any further suggestions? Should we fill out a separate GMB for each office and should they all use the same brand name? (in other words “BrandA” vs. “BrandA” - Brooklyn Office). In addition to GMB; would each location need local listings created (also all under the same name)? Business Name Not Showing Up in Google's Maps
I have a client whose name in not currently showing up on Google maps. Their business location only shows once their name or related keywords are searched, but their business name does not show when you only look for it on the map regardless of how far zoomed in you are to the actual location. I am wondering if anyone else has experienced this, or knows of a way to fix this. I have already contacted Google multiple times, and they told me that “business’ names are just randomly pulled”. The client is an HVAC store front business with good rankings and a fully optimized Google profile, so these reasons did not answer the issue. Google My Business - duplicate and previous owner uncooperative
Hi there, One of my SEO clients, a summer camp, is having a problem with their GMB listing. They have two listings: the one they set up, with the correct address and other business info, and the one the previous camp owners set up, with an incorrect NAP. When we try to edit the duplicate listing, we're unable to verify that we own it because it's connected to the previous owner's phone number. They've passed away and their sons are now the contact, but they're not interested in helping out. Any suggestions on how to close the duplicate listing without being able to verify that it's your own business? Thanks, Susannah

"Duplicate" on Google Local - Attorney and Business Listing
For our law firm, we have a Google Local listing for the firm (Riddell Law LLC). Google also created a local listing for one of the attorneys (Riddell) (we didn't create it, but are in the process of verifying it). Both listings are at the same address. Moz Local says these are "duplicates" - is that true? Would Google penalize us for this? I am not sure how to fix it - both the individual attorney and the business are in fact at the same address. If anyone has any advice I would greatly appreciate it! Thank you!!

Can I request removal of a duplicate competitor Google Business listing?
I have a local competitor that is boggling me with his local pack rankings. For certain keyword phrases, he is ranking in multiple local 3 pack spots. The thing is, he only has one business location. So basically he has two different Google maps listings for the same business location ranking in the local pack. The NAP information is different for both listings except for the physical address. I can't understand for the life of me how this is actually helping him instead of hurting him.... My client has way more citations. A decent blog with solid content. An SEO optimized mobile website (compeititor website is not mobile ready). Etc..... Don't get me wrong, my client is doing really well and is ranking top 3 in his area for nearly 30 industry related keyword phrases. I guess that is part of the reason I'm so boggled. Can anyone provide any insight? Can I bring this up to Google and have them remove the duplicate listing somehow? I'm literally sitting #4 in the local pack for some valuable keywords, and the only reason I'm not #3 or higher is because the same physical business location is taking up two of the spots. Not all business locations showing for a brand search
I've got a client with multiple business locations however when I type the company name into Google it's only displaying 2/3 of the branches in the local pack for that SERP. The client's picked up on this and would like the third location to appear in the local pack when people search for their company name. I have a suspicion that it's because the third location (the one that isn't displaying) has an address that's exactly the same as several other businesses that are located in offices directly above or to the side of them. My (very flakey) theory is that Google is perhaps uncertain about the exact location of this business given that there are several others with the same address but different business names, so the NAP consistency is being diluted and Google is simply leaving them out of the local pack due to the uncertainty over which business is in fact located at 2 West Street. So my question is, has anyone else had any issues of not all business locations showing in the local pack for a brand name query and if so how did you solve it?

How To Change Image Used In Business Knowledge Graph...
How can one change the image that Google shows in a business' knowledge graph in the SERPs? And the image I am referring to is the one that typically appears to the left of the map within the knowledge graph box, above the business' name. The current image that is being used in my client's case is an image that was uploaded in their Google+ My Business profile, but there doesn't appear to be any particular reason why that one was chosen (it wasn't the first or last image uploaded, nor is it selected as the profile picture). As user-interaction increasingly becomes important in rankings, I would like to change this to something more attractive. Thank you for any help and guidance!
