Changing Recognized Address Impact Local SEO

One of my clients is moving offices.
They want to change the recognized address from:
REAL ADDRESS: 4a Normal Road, Normal Area, City, POSTCODE
To:
MODIFIED ADDRESS: Fancy Name, Normal Road, Normal Area, City, POSTCODE
I imagine this may cause issues when one tries to build some citations, with the address not being recognized by the site. Perhaps there are other issues, can anyone foresee any problems with the change?
Local results are very important to this company, would it be better to stick with the real street address?

Joy is correct: the primary concern here is that Google will not understand where you are located, leading to ranking problems. On the user side, the customer may be unable to access correct driving directions, and may end up not finding the business at all. Both of these things impact the business' main goals of being visible and experiencing transactions. So, definitely not advisable.

Using anything other than the correct physical address will most likely cause driving directions on Google Maps to not function properly. Also, I've seen cases where ranking was negatively impacted if Google is unclear about your location. I'd strongly advise against doing this.

Changing the business name in citations and GMB
In Australia, some businesses are Pty Ltd (Proprietary Limited) hence, their business name ends with xxx Pty Ltd. How accurate do we have to be when building citations or updating citations that Pty Ltd is included in the business name? We've got clients who have left out Pty Ltd in their previously built citations and we're wondering if it's worth the time to actually update them to include Pty Ltd. Also, does changing a business name affect its rankings? This is more than just "Pty Ltd", it's changing from XYZ to ABC. We've previously had to change a client's address on their GMB and this had a negative effect on the client's rankings. Will changing the business name have an adverse effect? LOCAL (city of 500k) Keyword Research - am I just wasting my time?
I have tried numerous tools, my team of freelancers, (fiver I admit) and a couple people from Upwork and still not getting a GOOD response to - How much search volume is there for "home builders" JUST in WIchita, KS (for example) I get local results like that are challenging because a lot of them show no search volume. Am I missing something? Can recommend a resource? I would be really grateful! 🙂 I am trying to figure out a nice long (ideally) list of keywords for 'plumbers, wichita ks', 'dentist, wichita ks' - Local service businesses and everything I try shows next to nothing. SEO strategy local service area business
Hello, I run a service area business that rents and delivers moving boxes in the San Francisco Bay Area. Our service area spans 75 cities and many millions of people, and several major metropolitan areas, including San Francisco, San Jose and Oakland, but there are also numerous smaller cities that collectively represent a large number of monthly searches. I would like to rank well for the higher level search terms, like “moving boxes” and “moving supplies”, but also city-specific searches like “Moving Boxes San Francisco.” What’s unclear to me is the best strategy for organically ranking on the specific cities in our service area. As I see it, it seems there are several approaches. Is the best approach to either to: A.) Create clean “universal” web pages for pricing, products and landing pages and use blogs to build up content keywords for each of the cities B.) Create 10-15 city-specific web pages with the hope they'll each rank well (e.g. Moving San Jose, Moving in Cupertino) C.) Other? Thanks for your comments.

Is there a way to get your local SERP by zipcode?
I have multiple stores across various zipcodes and i'm having difficulty trying to provide an average Positioning on SERP by region. I do know that your SERP varies by region because different areas use different vernaculars. Does anyone know of a way that I can provide a SERP for keywords/terms by county or zip code?

Local domains vs. subfolders?
I am in the process of rebranding a B2B website for a UK company that has been established on a .net address for ten years. The CMS is Wordpress. The company has previously had localised content on .net/de, .net/au extensions for various regions where they have offices (US, Oz, various Europe.) I am getting varied and at times conflicting feedback from the creative agency, inhouse digital staff, and IT about the best way to proceed with the new website and in particular its future local language versions. Question 1: If we change the .net website to a .com address, will 301 redirects safeguard our SEO real estate? Question 2: we own the .com extension and have been using it for some back office stuff. It was purchased because it was advised that the .net did not carry much credibility in the US, is this correct? Question 3: If we change the .net to the .com which is hosted in the US, will we wipe our search rankings on Google for the UK and non-US locations? I saw this post and wondered:

Competitor with 4 listings at same address
Hi there. I went to www.google.it and did a search for "Scuola di inglese a Miami" (English school in Miami) The result I got was that one Company (Kaplan International) ranked with several listings at the same address and with different languages. I read several time that you are only allowed to have one listing pr address. How is this possible? Will they eventually get merged or penalized? Is a Competitor Claiming My Clients Yahoo Local Profiles?
I am working with an Insurance agent and he has Google Alerts setup on his company name. He has received two alerts where his name only appears in the URL. If you click the links they bring you to a competitor's Yahoo Local profile page with their name and info. If you look at the URL it has his company's name and city in the URL. Could a competitor be claiming his listings and then changing the business name, phone, address and URL to their own? Does the URL on Yahoo Local listings stay the same after a business changes their name? This has happened with two of his listings in two different cities, he has two offices in one state. But not with the same competitor, it has happened with two different companies. Any idea what could be happening? I would be happy to PM the URLS, I just don't want to post them publicly here.
