Google Local Result- Competitor Ranks without an Address. Why is this happening?

My client is in a fairly competitive local market and there is a competitor who has ranked locally for around 2 years, but they have no actual address on their Google business listing. Just city and state.
The listing is always top three and it does have their website listed, but directions aren't even available as there is actual no address.
The listing is extremely keyword dense (basically spam but they actually created a business with the spam name).
Citation Example: Keyword dense business name, phone number, city and state only
Have you seen this? Can you explain why this is happening? Is this against the rules/anything I can do?

Thanks, yeah I'm pretty sure national SEO is just to work on organic, but never hurts to ask and be 100% sure.
I've already asked one way, a while back, but really boils down to since we don't have physical locations and those drop shipping places are just affiliate services we can access, doesn't warrant the same local search options as say a Burger King or Walmart having those national physical listings.

Hmmm ... I've never used SAB for a national company so I'll let anyone else voice in.

While not related to this exact issue, I did have a question about SAB in general.
If you were a nationwide distributor able to drop ship from various locations across the nation, would we use a sab and include the whole nation or is there not a feature for that sort of issue yet?
Local SEO for a nationwide service doesn't seem like a thing yet, or maybe I'm missing something

Thanks to the OP for sending the info across. For those who may be wondering what was going on to create this I won't give details obviously but in short, the site was setup as a Service Area Business (SAB) wherein their actual address is hidden but they've selected a radius they serve.

Google My Business Shared Address Problem
Hi, I have an issue. Our organization shares a church with another organization. Years ago they claimed the address. They have their Google Business category set up as "Religious Organization". About 6 months ago we started sharing the same church with them. We are a total different organization. We now have a verified listing (same address but with STE 100 in it) with the main category being "Church". There are a few issues I am seeing: When doing a search for our address, the icon is the default one, whereas all the other churches in the area show the church icon. Is this because they claimed the original address as "Religious Organization" and because we only have STE 100, even though labeled as Church, Google doesn't see it that way? If you search for the location + church, neither of our organizations show, even after 6 months. They only show if you search for the organization name or address. Could this be because Google doesn't consider this address (therefore both of us) as a church and doesn't show it? Here is our Google local listing and the one we share with. Google Local Changes Randomly & Our Site Keeps Dropping Off Search
I work for a university where we have 2 law schools. We have our one school on the other side of the state that has been around for a very long time, and then a newer school that is right on our main campus that has been around for about 5 - 10 years now. The newer of the 2 schools is having so much trouble being able to claim the name of the school in google search. If you type in the name of the school the other school (the one that has been around longer) was coming up in the google local on the right of the screen and their web URL was never showing up in search. This is a huge problem because the accreditations of the 2 schools are different, and students are showing up at the wrong school for their interviews. Search will only show a domain name that used to be owned by the older school but now gives information for both of the schools. So it'll show up in search results, but only under that other domain and not their own domain that has their name in the domain name. This school has an updated google mybusiness listing, and a google+ page with the correct listing. I've added some schema data around the business address on their site and JSON for the google+ page, and have re-indexed their sitemap a few times after some changes have been made and we are using their name more in the site. This fixed everything for a short while and we were getting the appropriate google local listing and their site was appearing in search results above the site that advertised both schools. Now, after about 3 months, it has reverted. I had the older school showing up in the google local, and the site that advertises both schools is the ONLY domain appearing. I've re-indexed the site after finding out that Drupal's timestamps that they automatically add to sitemaps aren't optimized for how google reads it. This has gotten the local listing back, but I still have the wrong domain appearing, it is the one advertises both schools instead of the domain that has this school's information. I don't mind that the one advertising both shows up, but if a user is searching for that particular school I would really like to get that domain to appear first above the one advertising both schools and the older school. Right now the new school isn't even in search results except for being under the site that advertises both. I wasn't sure if this was something that Moz Local could help me fix by adding the listing across the web, or if there is something else on the sites I can be doing to help them solidify their name in google search/local. Also - is this subdomain that is advertising both of them hurting them or help them? I was thinking about taking that domain down to one page that acts as a direction source to the 2 domains rather than having a ton of information and keywords that take over the results for their name since that domain is older (and used to be associated with the old school only before the new school was built) Thank you for any advice on this issue as I'm still pretty new to SEO and to the university. Local SEO For Agents
My company has local offices all over the United States, similar to what you would find with insurance, financial advisory services or real estate. We would like these individuals to rank in their local communities. A few questions: (1) Do we need to set up a unique local website for each of these agents or can we build a unique page for each of these agents on our main website. (2) Agent(s) within a city can each provide their services to individual in or near that city, but they don't offer their service regionally or nationally. (3) The agents are generally home based and while there is no concern having their phone number listed, there is some issue with showing a private home address. How does this limit local search and are there any alternatives. Thanks in advance

Hi Our company is looking to increase our local SEO footprint and wondering what is the industry average for traffic increase to quantify investment. Can’t really find anything online. How to show on Google Maps for specific areas close to me?
Hi there, Im wondering the best approach to get more consistent listings for google map searches (the pins on the map) for a business.

Here is a small overview. My client provides storage services in London. His business is very local as customers will only want to use them if they are from surrounding local suburbs within the City. His business is showing on the map for some of the suburbs close to his business, but it does not actually show when you search for the closest location (suburb) that his business is located in, or other local suburbs. What would be the best approach to ensure google shows a pin for his search results when users search for all close-by suburbs to his business address? Is this possible or will it just happen over time? He already has landing pages on his website for each of his suburbs that he is trying to target, eg: "Self Storage Camden".0 -
Moz Local for the UK?
Hell Moz family, My business recently bought 10 locations from a competitor, but I am having real issues claiming these new business listings from Google. I have tried claiming existing listings and starting new ones, but it seems Google have the old business as the registered owner and therefore display their icons in Google Maps and local SERPS??!!! Will Moz Local we rolling out in the UK as well as the US? It would be a great help to manage in one place. Regards Ben

Google vs. Google+ Local Rankings - How do they relate
I have a client who ranks #7 in Google+ Local for search term dentist Oxnard CA & Oxnard CA Dentist but for regular Google search results, they are not in the top 50. How is this possible? No penalties in Webmaster tools. I've been working on this client for over a year. All of the other pages on the website are ranking very well but the all elusive dentist Oxnard CA position is 0 How does regular Google search results relate to Google+ Local?
