Best Sources for Advertising Commercial Real Estate?

After spending over $50,000 and 3 years on web site development and SEO I realized that advertising on such commercial real estate sites as Loopnet and Cityfeet were more cost effective for developing leads for identifying businesses seeking commercial space in New York City. My firm is a tenant rep brokerage assisting tenants in the acquisition of office, showroom and commercial lofts space in Manhattan.
When my firmswitched to Loopnet I was astounded that this site generated leads at a lower cost and a greater quantity than my private branded website (www.metro-manhattan.com). I would have thought that a private branded site would be more effective.
Now 2 years later I am having issued with Loopnet and can no longer advertise there.
Does any one have any suggestions concerning business websites where we can advertise commercial tenant representation services in Manhattan? Sites like www.officespace.com look like they have potential. LinkedIn sounds like a good demographic but I am concerned that advertising would only generate requests for links rather than generating bona fide leads.

What is the best way to get found for different areas within my County.
my business is based in the UK in the county of East Sussex. It is not a large County and its neighbour is West Sussex. In terms of local search optimisation I would like to be found when people search for East Susses, West Sussex and Sussex. What is the best way to attack this? e.g. I could use the keywords, "my business is based in East Sussex, but we work across West Sussex too. But would this cover me if someone searched "business in Sussex" . I need some guidance as to the best way to handle this kind of local search conundrum. Thank you

Best practice for local keyword ranking in URLs
Hi, I have a large artificial grass website with many franchise location landing pages. At the moment i have most of the landing page URLs like this www.domainname.com/uk/city/ My TLD does not contain the keyword "artificial grass" so should I follow the location with the keywords /city-artificial-grass/ or is Google pretty savvy these days and will it know that I am an artificial grass company? I'm after the best recommendations for this if possible. Thanks

Call Tracking Best Practises for General SEO
Hey folks, So I'm aware of the importance of consistent citations, and the mayhem call tracking numbers have been known to cause in regards to that in that past. So just wanted some up to date clarification on these two things: Local SEO isn't strictly speaking a big deal for us as we supply a software and as such are technically global. I'm presuming consistent citations are still worth aiming for though, and will help increase general authority as well? Let me know if I'm totally wrong about that! What's the best practise set up for call tracking, given that your main NAP number you'd obviously want hardcoded somewhere, alongside showing your dynamic numbers to relevant visitors. Apologies for any ignorance, as always any help and advice is muchos appreciato.

What's the best way to add phrase keywords to the URL?
Hi, Our keywords are all our service + a list of towns (for example, "carpet cleaning St. Louis"). The issue I'm having is that one particular site could be targeting "carpet cleaning St. Louis", "carpet cleaning Manchester", "carpet cleaning Ballwin", "carpet cleaning Kirkwood", etc. etc. etc... up to maybe 15 different towns. Is there a way to effectively add these keywords into the URL without making it look spammy? I'm having the same issue with adding the exact keywords to the page title, img alt tag, etc. Thanks for any advice/input!
