Local SEO Tasks When Closing One Branch of Multilocation Business

I would appreciate the opinions of my fellow SEOs on this one. I haven’t seen any other threads on this exact subject and others that touch on it are somewhat older so I am hoping this also proves to be a good resource for others going forward.
I have an existing client that I did local SEO for about a year ago. They are a propane service provider and they had multiple locations. So we did local SEO for the company primarily by updating NAPs and creating more individual content for each of the branches such as specific landing page for each branch on their website and individual listings in citations for each branch.
Now they have sold one of the branches to a competitor and they need to remove all listings for it. I am trying to develop a comprehensive list of actions to take and I would appreciate any feedback on the best way to go about accomplishing this task.
Here is what I have so far:
- Remove all mention of sold branch on client website, including specific landing page
- Delete any branch-specific social media accounts
Some specific areas I have questions about are:
- What do I do with Google My Business listings for the sold branch? Do I try to delete/unregister/close them? Or should I just leave them be with an updated link to our website homepage?
- Should I even bother contacting the main NAP listing sites to remove the old listing or just leave it to fall off on its own?

As the business is genuinely being closed at this location and is not moving to a new location, you'll just want to follow Google's recommendations for reporting the business as closed: https://support.google.com/business/answer/6314541?hl=en&ref_topic=4854191

Yes, you should follow up with closing out as many other citations that pertained to the business as possible. Why? For a couple of reasons, including not wanting the other offices to have to field calls from unhappy customers who are seeking the closed business in vain, and also, because you never really want stray, inaccurate NAP floating around out there in the ecosystem for any business. So, yes, I vote for closing out the old references.

I've never personally tested this so I can't say what would happen if you just left everything to fall away over time but I prefer to be proactive with this sort of thing.
If these branches are essentially just a retail shop front then I'd lean toward closing that branch (in GMB) and having the other instances of that particular NAP removed too.
It's basically just a bit of housekeeping - you don't really want people to be coming across one of our branches that no longer exists and since you created these listings, it shouldn't be hard or time-consuming to remove them.
The only other step I'd suggest here is to Google the terms you think are likely to show that branch. Search for the company name and location and skim through the results to make sure you haven't missed anything out. You may even come across something like a genuine comment on some obscure forum referencing that branch.
Since you can't exactly have that comment deleted, you could always create an account and drop a comment in there saying that branch is unfortunately closed but there is a branch at [nearest location]. At least then anyone reading that thread in the future has an alternative.

Local SEO penalty?
Hi Moz Community We are in a unique position. We just launched a new site for a client. The site was doing fine before but it wasn't very user friendly. We created a site with almost identical architecture and content as the last one, just new design and layout. Within 5 days, the site dropped off of LOCAL search almost completely, it now ranks on the 9th page in Austin Texas. (reliantplumbingdotcom). Every other location (Dallas, LA, Philadelphia, Houston) all show the site on the first page for relevant keywords (Austin Plumbers, Austin Plumber) I have no idea what to think about this and don't know if we're being penalized somehow (checked GSC and no manual penalty) I have never experienced a site being blacklisted locally but well ranked everywhere else. Thoughts?

Yahoo Local Business Listings Hijacked
We are a solar company with three locations. When claiming our business listings on Yahoo (Yext), we noticed that one of them had already been claimed. The name of our company and our phone number were changed to a lead generation company. Upon further inspection, this company has hijacked hundreds of listings throughout the state and the country. This is a widespread, blatant fraud, and I would hope they would have interest in fixing it. Solar Connector (fake name) is associated with SolarAmerica.com, which is run by Clean Energy Experts, which was purchased by Sunrun (a publicly traded company). My specific question is, does anyone have any insight on the best method for getting help from Yahoo/Yext? Other than through their "help portal" on the website. I need to speak with a human being.1 -
Local Search - can I use a shortened company name
Can I use a shortened version of our company name for local search or does it need to match the name registered at companies house exactly?

"Duplicate" on Google Local - Attorney and Business Listing
For our law firm, we have a Google Local listing for the firm (Riddell Law LLC). Google also created a local listing for one of the attorneys (Riddell) (we didn't create it, but are in the process of verifying it). Both listings are at the same address. Moz Local says these are "duplicates" - is that true? Would Google penalize us for this? I am not sure how to fix it - both the individual attorney and the business are in fact at the same address. If anyone has any advice I would greatly appreciate it! Thank you!!

Scoot local links
I've been approached from Scoot trying to sell me their local directory links.

Its a one-off price of around £80 to be listed on all of their 500+ directories and £20 a month to be able to do any changes and to keep the web links active.

I was thinking of reselling this so the cost is not the problem so much, its just the quality of the links in question.

What To Do With Two Business Having The Same Name?
Hi friends, We have a client who is in a peculiar predicament... essentially his business and his biggest competitor share the same name. Officially on their business licenses they are differentiated by the year they were each established, but in all their marketing, on their website, and in the community they are both known by the exact same name. When the company name is searched for, the competitor shows up #1 organically with the map pin as well as in the knowledge graph, and our site shows up number 2 without any any map pin or Google+ page site link or anything. We thought we could differentiate ourselves by changing his Google+ page name to his official business name (with the date) and building a bunch of really good citations with that official business name, but we still haven't made a dent for his branded keyword, and our Google+ page site links aren't even showing up. Has anyone run into a situation like this and any suggestions?

Two businesses - using separate suite numbers
I have a client that has an office in a particular suite (Suite 101) at a local address. They rent the space so they cannot just add another suite number. They are going to have two websites for two different businesses run from the same location. They will have separate local phone numbers for each business. Is it too much of a stretch for them to show one as "Suite 101-A" and the other as "Suite 101-B" for their local pages? One of the businesses is very new with few citations at this point. The other has not started up yet, so we have better control of the citations that will be created. I've seen similar questions posted, but not one that addresses this specific issue. PO Box for a Local Client
I have a local client who is adamant about not publishing their address anywhere online. They are a local (regional) company, and work out of their home. I advised that PO boxes do not fill within "accurate guidelines" for Google Places (and moving forward any citation building is going to be tough). Any way to get around this besides buying a generic mailbox that isn't a PO Box? They feel putting their home address anywhere leaves them vulnerable to people showing up at their home, and considering the industry they are in, it is possible this could lead to negative confrontations and I understand their concern. Any ideas for me?
