Local SEO for Multiple Locations - Is this the best approach?

Hi everyone!
I previously have worked with single-location companies, and am now working for a company that is continuously growing and adding new locations. We are a financial institution that currently has 12 locations, and we should have 15+ locations by year-end 2017. Seeing as we have all of these locations, I thought the following approach would be the best for increasing our presence in local search. Our primary keyword is "credit union in location".
Our search traffic has increased heavily over last year, but is down from the beginning of the year. I've gone through and done the following:
- Freshened up the content on the main website
- Created pages for each of our locations around April-end
- Attributed these location page URLs to our Google My Business locations
- Verified each location
- Wrote unique content for each page
Our primary keyword rankings seem to fluctuate weekly. My next steps are to get our web design company to add the following:
- Structured Data on all location pages
- The ability to change SEO title and meta descriptions on location pages
- Sitemap (there is none currently, and I've been fighting them to get one added because it isn't needed.)
I also plan on utilizing Moz Local to manage our local listings. After this is done I plan on finding ways for us to build links for each location, like the chambers of commerce in each city and local partnerships.
Is this the best approach for our overall goal, and should I continue? Is there anything I should change about our current approach? I appreciate the help!

Your plan sounds good to me. Be sure the set of location landing pages is easily accessible either through a top level nav menu, or via an indexable store finder widget. And, of course, aim for the highest quality content on each of these page. Have you got something like this in place yet on each of the location landing pages: https://moz.com/blog/the-complete-guide-to-creating-onsite-reviews-testimonials-pages
Getting your citation management going is critical (great to hear you'll be using Moz Local for this!). Don't overlook the importance of getting reviews. Google My Business reviews should be primary, and then focus on the other platforms your customers would commonly use to review businesses in each city in your industry.
And, finally, in 2017 (depending on the industry) you're going to want to delve into attribution within the Google My Business dashboard, if it's offered. Attribution, IMO, is about to get pretty big.

Checking subdomains/ site structure of a website for International SEO
Dear Moz community, I am looking into two websites for a friend and we want to understand the following: What is the site structure as per the sub domains? e.g currently it is .com/en/ or .com/ru/ or .com/zh/ Using the crawl report, each page has a en or other language version. I take it this means that we have to create copy, meta titles and descriptions for each of the languages even if the page is the same but in a different language? To avoid duplication of content would you suggest canonical tags to be put in place? To check hreflang mark up, I couldn't find anything in the code which makes me thing a script is automatically translating this? This is the first time I have started to look at international SEO and want to understand what to look for in an audit of exisiting sites. Thank you,

Using geolocation for dynamic content - what's the best practice for SEO?
Hello We sell a product globally but I want to use different keywords to describe the product based on location. For this example let’s say in USA the product is a "bathrobe" and in Canada it’s a "housecoat" (same product, just different name). What this means… I want to show "bathrobe" content in USA (lots of global searches) and "housecoat" in Canada (less searches). I know I can show the content using a geolocation plugin (also found a caching plugin which will get around the issue of people seeing cached versions), using JavaScript or html5. I want a solution which enables someone in Canada searching for "bathrobe" to be able to find our site through Google search though too. I want to rank for "bathrobe" in BOTH USA and Canada. I have read articles which say Google can read the dynamic content in JavaScript, as well as the geolocation plugin. However the plugins suggest Google crawls the content based on location too. I don’t know about JavaScript. Another option is having two separate pages (one for “bathrobe” and one for “housecoat”) and using geolocation for the main menu (if they find the other page i.e. bathrobe page through a Canadian search, they will still see it though). This may have an SEO impact splitting the traffic though. Any suggestions or recommendations on what to do?? What do other websites do? I’m a bit stuck. Thank you so much! Laura Ps. Location Pages and Duplicate Content and Doorway Pages, Oh My!
Google has this page on location pages. It's very useful but it doesn't say anything about handling the duplicate content a location page might have. Seeing as the loctions may have very similar services. Lets say they have example.com/location/boston, example.com/location/chicago, or maybe boston.example.com or chicago.example.com etc. They are landing pages for each location, housing that locations contact information as well as serving as a landing page for that location. Showing the same services/products as every other location. This information may also live on the main domains homepage or services page as well. My initial reaction agrees with this article: http://moz.com/blog/local-landing-pages-guide - but I'm really asking what does Google expect? Does this location pages guide from Google tell us we don't really have to make sure each of those location pages are unique? Sometimes creating "unique" location pages feels like you're creating **doorway pages - **"Multiple pages on your site with similar content designed to rank for specific queries like city or state names". In a nutshell, Google's Guidelines seem to have a conflict on this topic: Location Pages: "Have each location's or branch's information accessible on separate webpages"

Duplicate Content: "If you have many pages that are similar, consider expanding each page or consolidating the pages into one." Now you could avoid making it a doorway page or a duplicate content page if you just put the location information on a page. Each page would then have a unique address, phone number, email, contact name, etc. But then the page would technically be in violation of this page: Thin Pages: "One of the most important steps in improving your site's ranking in Google search results is to ensure that it contains plenty of rich information that includes relevant keywords, used appropriately, that indicate the subject matter of your content." ...starting to feel like I'm in a Google Guidelines Paradox! Do you think this guide from Google means that duplicate content on these pages is acceptable as long as you use that markup? Or do you have another opinion?0 -
Local franchise seo strategy. what could be the best practice?
Hello what Could be the best practice of seo and website optimization for a franchise company. Business model: Lets say, a company(company.com) situated in a country having stores in different cities (more than 2 stores in some), provides n number of services depending on store's location. Physical addresses for some stores are available and new stores shall be launched in future. But, the seo and website pages are needed for those locations at the moment as well. If I choose a sub folder, to give each store a URL. This is how it should look like Country level pages company.com, company.com/service1/ _ _ _ company.com/serviceN/ City level pages company.com/city1/, company.com/city1/location1/ , company.com/city1/location2/, company.com/city2/ , company.com/city3/ Q1) In case I make each service page specific to a store location for eg. company.com/city1/service1/, it will create duplicate content issue because content of company.com/city1/service1/ and company.com/service1/ shall be 60% same, except for **meta title,description and contact detail in footer. ** So, the question arises that shall i give canonical to country level main services page i.e company.com/city1/service1/ canonical to company.com/service1/ as it is very hard to make unique content for same services page. Q2) Or Do I need to rework on my complete website design and seo strategy?

Different page for each service at each location? Where does it end!
If we have 15 different locations and 10 different services, do we need to make keyword targeted landing pages for each combination? Is that actually the best method or is there some alternative? For example, if we are a law office specializing in slip and falls and car accidents, do we need a page for EACH location for each service (ie. Miami Car Accident Lawyer, Miami Slip and Fall Lawyer, Orlando Slip and Fall Lawyer, Orlando Car Accident Lawyer) etc. to maximize our ranking potential in each location? Is there a better way or are we left with this until Google gets "smarter"?

Does the Location of my Server effect my SEO?
Does the geographic Location of my Server effect my SEO? HELP US! We are arguing for 3 weeks already. My partner has mentioned multiple times in the past that "since 2013 google does not require your server to be in the country you are targeting for seo"

And that actually all they care about is if its a good and fast server - not where its physically located in the world. I am a strong believer that the geographic location of your server directly effects your SEO ranking... lets say if you want to target www.google.ru for your seo, best you have a server located in Russia for hosting your website.. WHO IS RIGHT? Choose the winner and base the facts.
If anybody has the correct answer and information to base it on it will help us alot - and maybe even spare some unnecessary violent between us two! we found some articles across the web, sadly they are all dated back to 2012.... Thanks in Advance for all the help guys!0
