Google My Business pages for New Construction Communities

I have a number of builders of new homes as clients. Typically, they build out a whole neighborhood at once and give the neighborhood a fancy name. We were planning to create Google My Business pages for these communities but then ran into some potential challenges.
- As new communities, they are sometimes not on Google's radar yet
- Some of them have model homes where you might take a tour with a realtor that serves the community exclusively but many don't.
So here come the questions...
- Is there a way to make Google speed up its process of recognizing new addresses?
- I have to choose an address to associate with the GMB page, probably the address of model home. Is this going to create annoying problems for a buyer who someday buys that model home?
- Since some communities don't have a model home, I could arbitrarily assign an address of one of the neighborhood homes to the GMB page, but this leads to the same question about creating a GMB page that will exist after the builder has sold all the houses in the community. Will it be weird to have the GMB referring to someone's private residence down the road?
- My assumption is that claiming a GMB page would help with local ranking if someone searches for something like "new homes" in addition to providing easy driving directions to someone who has done a bit of research and Googles the name of the new home community while out driving and searching for homes. These seem to be the main benefits, but are the challenges associated with questions 1-3 even worth the trouble of trying to claim listings for these communities?

Thanks for answering my question, Miriam. It looks like the client's type of business wouldn't work with GMB's rules. Thanks for making me aware of this. As to your business model question, each community has it's own brand name (e.g. Golden Homes by [Builder Name]).

So glad you asked. This is one of those rather complicated Google My Business issues, so my answer is going to be a bit long to be sure I'm being thorough. Google's guidelines have long stated the following: (https://support.google.com/business/answer/3038177?hl=en
Ineligible businesses
The following businesses aren’t eligible for a business listing:
- Rental or for-sale properties, such as vacation homes, model homes or vacant apartments. Sales or leasing offices, however, are eligible for verification.
Historically, Google has forbidden the use of GMB listings for temporary sales offices located in model homes. If you had a sales office located somewhere permanently, you could list it, but if it was temporary, it wasn't eligible.
Now, the guidelines still read this way, and you can see GMB Forum Top Contributor Joy Hawkins citing them back in 2016 in this thread in which a business model similar to yours got all of its listings suspended:

However, a couple of months after that initial thread, Joy received some new information from Google (see: https://www.en.advertisercommunity.com/t5/Spam-Policy/Platinum-Homes-Account-Suspended-having-17-locations/m-p/825706#M5299), which I'll copy/paste here:
"I just heard back from Google because I double-checked with them. They told me:
_ We (GMB) recently decided to allow leasing offices for model homes on the Map so I'm wondering if that is what the user is saying they see often. If it's actually just empty model homes and not the leasing office, we should remove them."_
So, it seems that if you have a leasing office within a model home, Google is now okay with this (though you still should not list an empty model home).
However, moving on with your question, Paul, if the newly built communities aren't mapped yet, you will see further down in that second GMB forum thread that this represents a problem, which Joy addresses this way:
"Since Street View doesn't confirm or show any of your sales offices, the only way for me to get these all reinstated is for you to get photos of inside and outside each of them to help Google see they exist. The easiest way to do this would be to add them to your website and let me know where they are so I can reply back to Google. Let me know when you've done that."
So, what I'd recommend, then, is that you get photographic documentation together of any staffed sales offices located in a model home that isn't yet visible via Street View, and that you then post this to the Google My Business Forum, asking that a Top Contributor like Joy please help you get recognized. Hopefully this will help you avoid the problems that the poster in the Google forum ran into with suspension, but I can't guarantee it. It's confusing when Google's public guidelines don't reflect their current internal stance, and this is one they need to update publicly if they've changed their policy. At least you now have in your hands the forum threads that document what Google told Joy, in case you run into TCs or Google staff who do not understand this change of policy.
As for what to do when a sales office closes and is finally sold to a buyer, what is the model of this business? Specifically, are different communities they build branded with the same name? For example, are multiple communities named "Golden Homes", or is one called "Golden Homes" and the second called "Oceanview Homes" and the next called "Riverside Homes"? Please, let me know, as good advice on this question could depend on how the business operates.

Hi there I currently have a client that has a service that offers to a wide metropolitan geographic region. Currently we offer location detection when they hit the site. Concerned about cannibalization for local SEO results. Should we move some of our location pages to a subdomain?
Currently we are providing local SEO recommendations for a well known pharmacy chain. Like most major brands they enjoy multiple organic (not just 3 pack results) listings when people search for local phrases such as "Dallas pharmacy clinics'". The issue is that all these listings are coming from the same domain page. We are seeing multiple listings both branded and non-branded search queries. Our concern is that Google will someday decide to choose one listing as the most authoritative and nix the rest of the local listings which will reduce their first page search engine saturation. To maintain first page saturation we are considering recommending to the client that they move some of their location listings

to a subdomain (different IP address) to avoid a Google "clean up". Please note that our client is certainly not using any "doorway" pages but some of these are very scarce on content. They do not have an issue with duplicate content either. By using subdomains could we help maintain our client's first page saturation? Any links to articles would be much appreciated.0 -
Google keeps updating/tweaking my Local business branch addresses ? to whats different in my citations and on page. how can I stop it?
Hi All, I have a number of branches as we have separate branch pages and separate google local listings for these. I have been trying to keep them in consistent for citation purposes but google keeps trying to tweak the address in the local listings. Sometimes for example , google is trying to remove the premises number from the Road e.g 78 Doncaster Road is the actual branch address but google local business wants it as Doncaster Road, I also see Google is wanting to sometimes remove the locality name etc?.. Also If the local listing has a county ( in America - you would have State) , google is sometimes wanting to remove this add United Kingdom in Country instead ?. Is this a problem and how to deal with it as I think this is obviously impacting my local rankings?. If i approve all these changes then do I need update all my citations and page addresses all the time ? Or can I just leave the suggested "Update" or overwrite googles suggestion with what I had originally. Does anyone else have this problem ? thanks pete

Heads up on new Google Local Guidelines
Good Morning All! I'm starting this thread just as a heads-up to all of the super folks in our community who live and breathe Local that Google has just launched one of the bigger overhauls of their quality guidelines that I've seen in some time. I want to be sure no one in our community misses this. Check out: https://support.google.com/business/answer/3038177?hl=en Not only has the title and style of the page undergone a revamp, but don't miss these changes: Google abandons the use of descriptors. Now you see 'em, now you don't. I have to say, I knew from day one that these were not going to last and thought they were a terrible feature for maintaining NAP consistency. Significant tweaks to Google's explanation of choosing categories, including requiring the use of unique categories for different departments. I thought this was interesting because category differentiation has long been a Local SEO tip for reducing the risk of merging. Now, this practice is a guideline. New guidelines for naming practice/practitioner listings ...and a whole lot more! Google Maps: Submitted Feedback Changed Results
I came across something interesting today. So there is a business in one of my clients areas that had submitted and was being listed on google maps for some spammy locations. I went in and submitted feedback informing google of bad listings. Within 30 minutes or so my results for the same key phrase was different. I decided to see why. I went to other browsers on my computer and searched that key phrase and the results went back to how I originally saw them before the feedback submission. I then erased my browsers cache and after this the results now showed the original results. Does anybody know what cookies and such get placed in a browser that affect listing results? Google Places Multiple Phone Numbers
Hi Guys, Looking for a advice on having multiple phone numbers. We have dealers who have both a sales phone number and service phone number for the same address. Is it possible to specify this in Google Places so both numbers are displayed in the SERP GP listing as shown below link? Confusion and Issues With Google Places + Google Plus for Business
Hi all, I'm currently dealing with the frustration between our Google Places page and Google Plus for Business. I know, it's not an uncommon issue, so I'm hoping there's an easy fix to mine! I am currently dealing with 2 Google accounts and 2 businesses. Each business has 2 locations. Each account has 1 location of each business. Obviously this isn't ideal. 😕 A few questions: 1. Each account has already been setup with a personal Google Plus page. Will this interfere or cause any issue when I claim the existing Google Places businesses for a Google Plus for Business? 2. Once I have verified the Google Plus for Business page, I can then merge it with our standard Google Places page, correct? 3. Is the merging only for control/login and dashboard settings? Will there still be 2 separate pages/URLs? 4. If someone +1's our Google Places page, does this reflect on our Plus page, or vice/versa? 5. Is there a way to assign these listings to different accounts/logins without deleting the listing and creating them fresh again? I'm assuming no, but would love to hear of a solution! Thanks a lot!
