I'm working on a page for couple of months now and try to rank for very competitive keyword. I have reached position 12 and it's 97% optimized, the sites keeps going up and down between position 10 & 13. I already changed content a couple of times and already created a few links with the targeted anchor tags. However I'm scared if I create more links it will be penalized.
What do you suggest? Should I create more links with the targeted anchor tags or should combine the keyword in anchor tags with other words?
Loading time, title, descriptions, content everything perfect optimized.

Man, that's tough. Just in general, I would say it's really tough to (ethically) guarantee page 1 results within 6 weeks - if at all.
I might recommend having a conversation with your client where you ask if they are aware of the kinds of tactics / activities these other agencies will be performing for them. Lay out your plan, and be up front about what kinds of results they can expect with a potential timeline. Encourage your client to ask the other agencies the same. In my personal opinion, if these other agencies might be doing unethical work, and your client is okay with that, that client may not be the best fit for you.
I'd be interested to hear what thoughts others have on client situations like this.

I have been working on this site for 2 months now and Yeah you right I try to do link building slowly. But that will take time for sure and will not happen overnight with keywords like this.
My customer complained and want results within 3 months which is impossible for me to do. Should I explain him the danger of it? and tell him to wait at least 6 months to rank for keywords like this on page 1. I might lose the customer because other SEO agencies tell him it can be achieved within 6 weeks and he thinks we not doing a good job.

Try building s backlinks profile that looks similar to theirs. Also, analyze top ranking websites in a similar niche, and see what ratio they have on backlinks.

Right, I would go easy on your anchor text focus / continuing to add self-submitted links to your profile.
Like Igor said, I would recommend going after some natural links, using simple (but natural) link building strategies like pushing the page out on social media and sharing it with sites who write on similar topics. Perhaps searching the web with something like Fresh Web Explorer for opportunities to share your page with sites focused on a similar topic. You could also using something like Screaming Frog to identify broken links which were formerly pointing to a similar piece of content.
Lots of ways to go about link building, none are very easy, but I wouldn't recommend continuing to add low quality links to your backlink profile - even if they have optimal anchors.

Most of my competitors have 76K+ and 100K back links. Most of the links contain their brand name only and have only 36 links with targeted keyword. Should I rush or better slow what do you suggest?

I wouldn't play this game with anchors. That's the number one sign you're trying got game the algorithm.
Work towards creating a natural-looking (if not natural) backlink profile.Check BL profiles of your top competitors and see how their anchor list looks like, use it as a benchmark.

Can internal links cause Google to penalize me for key terms/phrases?
For example, having a link on many pages (so dozens of links in total) using a product name, all pointing to that product page. Could Google see that as "spammy" and penalize that product page in the SERP's? Note: My product page has been penalized for the search term "Product Name" and there are no external links pointing that page using the product name as a term. How can I find page 1 google keyword rankings for a certain page?
Not sure if someone has a tool for this yet or not... Say I have a page like this: http://www.merchantcircle.com/business/Spokane.Painting.Pros.509-210-2799 and I would like to find out what keywords this page ranks for on google. Is there any tool that I can paste in that link and it would give me keywords that it ranks well for? Other than the SEO moz rank checker. It's not like I want to run a campaign just for links like that but I might want to build some links to citations like that so I can move those citations up in the rankings.

To know effect on our Website rank in Google Search results
Ours is Property Advertising Company. And we have agents and consultants working from other areas in providing property for advertising in our website. So we collect all the data (5000 data nearly) and upload in one stretch directly to our database. I would like to know whether this process will affect our ranking in google search results because when we upload 5000 data, the links in our website also increases.

In the aftermath of the Penguin and Panda monsters a lot of blog networks seem to have been devalued by Google. It seems logical that spammers will flock to low quality guest posting next. How do you think Google will determine which guest post links to devalue? Thanks!

Google Webmaster Tools Message regarding unnatural links - how to respond
I acquired a small website which was subsequently hit by Google Panda for unnatural links. Since the previous owner was involved in the link building, I'm not sure what to look for. Here's the message I received from Google: ** Message from Google ** "We've reviewed your site and we still see links to your site that violate our quality guidelines. Specifically, look for possibly artificial or unnatural links pointing to your site that could be intended to manipulate PageRank. Examples of unnatural linking could include buying links to pass pagerank or participating in link schemes. We encourage you to make changes to comply with our quality guidelines. Once you've made these changes, please submit your site for reconsideration in Google's search results. If you find unnatural links to your site that you are unable to control or remove, please provide the details in your reconsideration request. ** End Message from Google ** I'm not sure how to locate "unnatural links" when there are so many pointing to the site. For example, are there specific domains I should look for that are known offenders? Or, should I look for sites that are using obvious anchor text that seems orchestrated? Any insights would be appreciated on creating an action plan. Jerry

Website dissapeared out of Google
Hi Everyone, About 2 months ago i launched a website called http://spelenroulette.nl, i did some linkbuilding for this website in the meantime with other roulette/gaming related websites and the website got a bit up in Google. But when i was checking my rankings today the frontpage of this website doesn't show up on the first 80 pages? Only some subpages are still on the same positions. Could this be for a rank-update like these happens all the time and your site dissapears from Google for several days, or could this be because of wrong/too many backlinks or something completely different? Will building up the page rank of a page you have a inbound link bring any benefit?
Right then here we go You have a link in an article on a well known national newspaper site that points at your website. Is there any benefit of linking to the newspaper article in order to build up the PR of the article page and therefore passing over some link "juice"? Sub questions 1. Would it be more beneficial simply to gain links to your main website? 2. What are the chances of the article going into the archives and then at some stage being deleted? 3. If the article link points to a domain, which then forwards to a another domain will this pass on any "juice"? 4. If the article points to a domain that then 301's to another domain will this pass on any "juice"? 5. Does Google simply register the link and "juice" on the first pass or will it revisit and upgrade the "juice"? 6. What are the negatives? 7. What are the positives?
