Overlength Meta description

Hi, Has anyone got an answer to why a meta description would be showing characters well above 160. The current Meta description is only 10 characters in length but I wanted to know why Google would display so many characters.

Gary is absolutely correct. Google can alter your page Titles and Descriptions if they find are not appropriate and can even fetch descriptions from other prominent websites where your website is listed with a description. The best example of such prominent website is the Open Directory Project, Dmoz.org.
So its always recommended to come up with relevant page titles and descriptions that are unique for all your pages.
Most of the time, Google will take the titles and descriptions mentioned by the webmaster in the title tag and description meta tag, but there is no guarantee that this happens 100% of the time. If your website is listed on dmoz and you do not want Google to pickup the description from there, you can use the page level robots meta tag as follows:
Similarly if you do not want Google to pickup the description from Yahoo directory,
Use your page titles and descriptions in such a way that they force the visitor to click on your website in the search results. The title should contain your target term in it. See to it that the Titles and Descriptions have a strong compelling message. Using titles and descriptions optimally can have dramatic improvement in CTR from search results.

Maybe your cms is displaying content as a meta description? Can you show a link?

If your description tag is only 10 characters, then Google algo will not find it useful and will replace it with what it thinks is best. It can do this for your Title tags too. Sometimes using Dmoz.

New to MOZ and so far love tools but need some quick tips on title, keywords and descriptions

I am excited about using all the MOZ tools! I just got back my webcrawl and have found
a lot of issues that I am working on. I am a Vacation Rental Property Manager with 150 properties, all different. 90% of my pages have the same keywords and descriptions and a lot of same page titles
too. I can change all of these by adding a few fields in my database and then

Chateau ALta vista is a Big Bear Cabin with four bedrooms, three
bathrooms, it is Big Bear Luxury Property. If you notice the Title, keyword are dynamically populated from the database using the
property name of Chateau Alta Vista. The description is an extra field in the database that I just implemented that I can customize per property. I have a few questions, but here is more information: I also have 5 or 6 related pages

Question 1): Is the best way of doing my titles, keywords and descriptions. Any concerns or recommendations. I have read, do not even use keywords anymore. If I do change the page names I will lose the history of property_detail_V.aspx which only has a Page Authority of 21, but if I change the page name and dynamic navigation of my website will I not lose all my authorities, if so, is it worth doing it? Meta Title in Google does not match the HTML meta title I have coded in a site
I have a client site that is pulling a meta title that is not in his code. I am using Yoast for the titles and descriptions on this site. Not 100% sure why Google is not listing the title we have in place. Could the code be pulling from somewhere else? Is there a fix for this?

Fixing Wordpress Title and Description Tag Placement
I know how important the title and description tag are and I know it is important to have them place at the top of the code. However, when I view the source on a Wordpress template, I see it looks messy. Here is an example of what the source looks like. Is there a plugin or an adjustment to be made so the code is cleaner? To get rid of spaces and blank lines in code. Or should I just not worry about the way the code looks? Is it ok to use encoded special characters in meta titles?
I've read blog posts stating that encoding special characters in title tags is both ok and not ok. Any definitive answer out there? Do the extra characters from adding encoding count towards the total number of characters that Google displays in SERPs? Or do they just count as one character?
