Google Places for Business - multiple accommodation listings
-
Hi there
I have a client who runs a holiday rental accommodation business in Australia. The business model is: a single brand (+ website) with multiple holiday homes (each with their own physical address).
So, I have two questions:
1 - She currently has her Google Places for Business configured where there is one 'brand' Places account with an individual listing for each holiday home. How is it best to link the Google Places account to a (yet to be created) Google+ profile?
2 - Google's quality guidelines are a little grey around 'rental accommodation'. She does not run a real estate company but the properties are technically being rented which I fear contravenes Google's quality guidelines for Google Places. Does anybody experience in this area (the competition is doing it left, right and centre).
Thanks in advance!

Hi Laurie,
Your concerns are on target. The Google Places Quality Guidelines are very clear on this:
Rental or for-sale properties, such as vacation homes or vacant apartments, are not eligible to be listed on Google Maps and should not be verified. Instead, verify the listing for your sales or leasing office or offices. If you have a property with an on-site office, you may verify that office location.
If you list a business in Google Places for Business, it means that it is a staffed location to which customers come to have a transaction during listed business hours. A rental property does not meet this definition. The exception to this would be an SAB (service area business like a plumber) that goes to clients to serve during listed business hours, but this is also not your client's business model.
Unfortunately, what your client (and her competitors) are doing is a violation of the guidelines. I know it can be really tempting to break rules when you see so many competitors getting away with it, but it's very risky to consider this a justification for violation. If Google wakes up to what's going on (and they probably eventually will) they may not only suspend all her rental listings, but her legit listing, too, leaving her with no local presence. Getting back into Google's good graces after something like this can be next-to-impossible.
So my advice - and I'm positive that this is what a Google staffer would tell you, too - would be to get rid of those ineligible listings before they cause a breakdown in trust between the business and Google. If she takes the high road when Google cracks down, she will likely thrive while less rule-abiding competitors fall by the wayside.

Laurie,
This is an interesting problem. This is how I would look at it. If these were bead and breakfast's with separate web sites and addresses Google would not penalize anyone for setting up multiple Google Local accounts. On the other end if you had a single property and listed each condo as a separate entity and they all had the same phone number you would probably be penalized. As you say this is in an undefined area so what I would suggest is this:
-
if there is a separate phone number and address for each location I think you are OK setting up separate listings. If they all have one office and one phone number coordinating the rentals I think you might run into problems.
-
If this is not the case what I would do instead is set up a sub page on the web site with appropriate schema mark up (schema.org) for each local address. The pages themselves should have localized content for each address. It would serve you to have video as well as pictures with localized descriptions. If oyu are doing blogs at a minimum I would set up your tags so that there is a tag for each location and create blogs specifically for each location. I would also consider setting up google authorship on your G+ page so that your localized content for each property is distributed in this way.
As far as the G+ profile this is is easy to set up under the Google account by simply filling out the profile information in the account.
Let me know if I am on track with my answer or if you require further clarification.

Tracking Numbers and Local Listings
Hello all, had a quick question about the pros and cons of claiming a bunch of local listings and using a tracking # on our business profiles with those listings rather than our actual #. Anyone have any insight into whether this is good or bad practice and why? Thanks in advance!

Google + local Multiple Locations
My client has three offices and I have created three separate Google + local listings for them - I have listed the specific locations page as the website address for each - Google specifies to add the coding to the homepage to link Google + however what do we do with the three different codes - does each one go on the home page or at the bottom of the specific landing page for that particular office?

Google Place Result taking over Organic Search Result
Hey there, One of our client contacted as stating that their Google ranking dropped. It was originally listed No.2 on the organic search result, but now it shows up only as Google Place instead, and the ranking is lower than before. Apparently it happens in Japan quite often nowadays, does it happen in your country too? Especially on Google.com? Is it becoming a trend?

Google+ Local Assistance (Listings being reviewed)
Hey guys, My client is having issues with his Google+ pages and I'm wondering if someone can shine some light on the issue for me... Basically the client has two businesses, both using the same residential address. The page was ranking well until a week ago, when it disappeared from search results and was listed in the dashboard as "Under Review." I've heard horror stories about this -- examples of Google taking months to review pages and make a decision, and I'm wondering if if might be better to just delete the under review pages and start over (hiding the address on the new listing to comply). Multiple Businesses at the Same Address - Avoiding Google Places Trouble
I'm trying to avoid problems with Google Places; this is like "address confusion", but is rather "business confusion". We have a gym at a street address with a suite number, and a number of personal trainers who work out of the gym. Several of them have their own websites and their own Google Places pages. 1 trainer has a Yelp account that lists the gym's street address including the suite number, and a Places page with the gym's street address. 2 trainers have the gym's street address on their personal/individual business websites, 1 with and 1 without the suite number. Is any of this going reduce Google's confidence in the accuracy of which business is really at the street address and suite number? What should we tell/require of our trainers in relation to this, if anything? Is there a chance Google will merge the Places pages? Am I paranoid? (Google Places sometimes does at it wishes, to the dismay of several of my clients.....) I do know that there are often many businesses in a building, each with their own suite numbers, and nothing bad happens. But ours is a case of multiple personal training businesses (including the gym: a small personal training studio) all at the same address And suite number. Thanks for any insight or ideas!

Google Local Result - wrong decription
A client's description in their Google Places result is incorrect. It looks as though it may have been cached several months ago with incorrect data. Note: By description I am referring to the text that appears directly under the URL and directly above the "places page" link on a results page, not the local listing "description". Any suggestions as to how this can be fixed? All the information on their local page is correct. The website's meta-description is correct. The organic results listing has the correct description. Any tips would be awesome. Thanks,

Google Places Account Suspended
Hi- I was recently forced to migrate my Google account. After going through the process my Google Places profiles associated with this email was suspended. I've read the quality guidelines and I'm pretty certain that my account was suspended because: --

Account Email Address: Use a shared business email account, if multiple users will be updating your business listing. If possible, use an email account under your business domain. For example, if your business website is www.google.com, a matching email address would be you@google.com. There seems to be no way to change the email address associated with a Places account. I've pretty much resolved to obtaining emails at the business domain and setting the profiles up again from scratch. Before I do this does anyone have any other ideas? I've posted the question at Google webmaster forums and have only found other similar unanswered questions. Any help would be appreciated. Thank you! LHC0
