I am looking to increase organic traffic to our Real Estate website, and am looking for any suggestions and or feedback as to strategies to implement in this area or even the must-have SEO pages every real-estate business should build. Interested in attracting sellers & buyers, but obviously would love more to attract sellers... The issue with that being you have to outrank the massive sites like Zillow and Realtor.

Competing with a company like Zillow, if you are marketing a small-to-medium realty firm, may not be a realistic goal to set, at least not for the top search phrases you'd probably most hope to rank for. You may need to think of sites like that as places to get listed rather than to surpass in the SERPs for core terms.
So, where does this leave a company like the one you are trying to market? Typically:

Competing for longer-tail searches

Competing for something other than the "10 blue links", like featured snippets, video results, image results, local pack results, etc.
Some of the ideas you've had, like providing weather results, are probably not going to be worth your time. People already have apps for that, or get their info on that right inside Google's results. But if you can come up with the best possible answers for questions that people are asking and that haven't already been covered with a perfect answer by a huge powerhouse publication, you might be able to start seeing some more visibility.
I would identify long tail terms that directly relate to your geographic and industry market. Do the searches for these terms. See what comes up. Look at featured snippet opportunities, People Also Ask boxes, Answer The Public, Google Q&A queries, Quora topics, etc. I'd begin gathering direct feedback from your firm's clients. What are their FAQs? Investigate FAQ schema to answer these queries.
Finally, I would look at those top sites that are outranking yours and see if there are opportunities for you to be interviewed by them as an expert, to be listed on them, to guest post on them and similar activities so that you at least have a presence on platforms you can't surpass.

I have a question. I just got a full-time job at Zavza Seal, an upstanding insulation contractor targeting neighborhoods of Suffolk and Nassau counties in New York. So, they handed me a spreadsheet of pages for city-specific terms, and they had a system in place for local rankings. But I was taught to do service-specific city pages a certain way. If the search term is for people looking for a service in that town, that's what you give them. However, I was told to proofread them, and as an SEO specialist, I couldn't keep my hands off of them. The pages were skimpy. (Example: h2, paragraph, bullets, short paragraph summary, short paragraph about the city.) What threw me off is that the content, while it was service specific, it was blog topics localized. Those are great (when long enough and optimized to compete in SERPs) but I've never seen them done on service pages. (Example: Why is Mold Remediation Necessary in Baldwin?. Now, this went in two directions in my mind. (and I wanted to do the best for the company, because I'm a wicked brat for teams, AND I get commissions on leads, so that was motivation, too.) 🐷 Anyway, 1. This could be a new approach and worthy of an SEO study on my startup site, where I take on part time clients after work, because I've never seen it done before and it could, if optimized for the target service and city rank high in SERPs AND build thought leadership and authority as a local expert. (Whereas city service pages in standard format would just promote your service. ..) What do you guys think? I just put the topic up for discussion for my team, asked them about it in detail and asked if they wanted to A'/B test a few to see what get's better traction organically. Mr. Fishkin was one of my mentors. I really wish I just had his number for this one LOL.

National services provider and localized SEO (no physical stores)
Doing work for a telecom provider who operates in over 25 states. They are not trying to drive traffic to their brick-and-mortar stores. They want their marketing website to show products/services/pricing dynamically when a user enters their zip code. Previously, we could not show this until the shopper was already in the purchase flow that began with their serviceable address. They want to move these location-based details more forward in the shopping experience. They would likely have a "default" zip and set of services/pricing displaying until a user changes their location. My question is how does Google treat local SEO on a site where all location-targeted content is dynamic? Will the website suffer in localized search, when a shopper, say, in Colorado, wants to search for Internet providers? Is it better to have distinct landing pages for each territory with services/pricing?

Community Discussion: Miriam's 2017 Local SEO Predictions ... And Yours?
I want to start this thread by thanking everyone in our community who has started and contributed to great threads this past year. You guys are an inspiration! I want to offer up a few predictions for the Local SEO industry in 2017 and ask you to contribute your own: Attribution will be big in 2017. Google will roll out a more thorough set of attributes in the GMB dashboard as we move forward through the new year. We'll see further rollout out of paid packs in service industries in which Google can play the middle man role. Free-packs won't be gone by the end of the year, but there will be fewer of them. Even SMB local businesses will have to start to tackle the ramifications of voice search. Local SEO will continue to merge with traditional, offline marketing. Local business websites will still matter, but Google will continue to do all it can to keep users within layers of its own local product, and some people will find this maze a bit bewildering. Reviews will finally be recognized as an integral facet of citations, rather than as something separate from them. Now, please, look into your own crystal ball and share your predictions with the community. What are your predictions for Local SEO in 2017? I'd love to know. What happens with SEO when a site is served via CloudFlare CDN?
Hello, With regards to hosting, it is my understanding that one of the search engine ranking factors for a particular geographic location (city/country) is where a site is hosted physically geographically. For example, if a site was developed for New York users primarily AND it was hosted on a server physically located within New York (IP address) then it would rank better in New York ... that is, given all other SEO ranking factors were equal? Is this true? My worry is that once a site is served via CloudFlare via their 64 global cached locations, then do the search engines effectively lose all context as to its origin hosting and therefore hosting in New York (in the example above) would have no different effect than if the site was hosted on Mars (after the site had been cached, that is). Developing a content marketing strategy for a social security disability firm.
I have a client that I've been working with for a little over a year now and I've been struggling to generate new business from his online presence. Initially, I completely re-designed his website with semantically correct html markup, and used all of typical, site level SEO tactics, i.e., keywords in title tags, h tags, paragraphs, correct NAP, etc. We've only seen very low marginal returns off of our efforts. Part of the problem is that my client is not an attorney, but instead he runs a social security disability advocacy firm. He still performs all of the operations that an attorney performs, but due to the fact that he is not an attorney, we cannot optimize his site for search phrases containing "attorney", which is a common keyword that people would generally use to find the services that my client offers. So I've decided to try a different approach. A content marketing approach. The only reason I prolonged avoided this approach for so long is that, to be frank, I had no idea how to target his ideal clients with content. After talking to my client the other day and recommending this new approach, I uncovered some similarities between his previous clients. Most his clients live in rural areas, and they like nascar, hunting, fishing, etc. So I suggested that I create blog for him, and begin finding some freelance writers that can create some killer content about nascar, hunting and fishing. Admittedly, I don't have a much experience with a content marketing approach, but I want to learn everything there is to know about it. I guess I'm a little unsure about this approach that we're getting ready to try, and would love to hear from some people that have been down this path, and might be able to offer any advice. I really want to help my client's business flourish, and it's now very clear to me that solely relying on an old SEO line of thinking is not doing the trick anymore. Any tips, tactics and strategies would be greatly appreciated. Am I on the right track here? How would we get this content in front of his ideal clients, and market it in such a way that he will get a good return on his investment?
