Local ranking (keyword) strategies

Hello SEOmozers,
I've been working on improving all components of my SEO skills for the past 6 months. I have definitely had some great victories and some gray defeats.
My newest challenge is local ranking for a home improvement company. My target is to rank them locally with Google within the top 7 results. I have managed to do so, but only for one keyword "windows and doors CITY". My campaign, in terms of anchor text has a wide variety of long and shortail keywords, I have not concentrated on the above keyword.
My question is, how do I go about to rank this website in the local results for all other keywords "windows CITY", "window replacement CITY", etc...
What I don't understand is how Google picks up which keywords to rank the website locally for, and which ones to ignore.
Any information will be well received.

Hi Nikola,
The reason I'm suggesting the above tool is that I think you need to research competitors who are managing to rank for both keywords to discover if they are doing something different or better than your business is. The answer to your question may lie in this research.
If Google is providing local results for both keyword phrases and you are appearing in one and not the other, there is some reason why Google is considering your company as a relevant result for one query but not the other. This isn't something that can be diagnosed without research into your unique company and your unique competitors. Perhaps a competitor has a better optimized website, more links, different types of citations, more frequent/fresher relevant content, more reviews, an older domain than you. There is a lot to explore. Thus, my recommendation of competitive analysis.
Regarding social media, yes, this likely plays some role in your local rankings, but the extent of that role is unknown. Clearly, Google is moving more and more towards social factors (think Google+) but the weight of these factors is not really clear.

@Miriam, very nice tool, I tested it yesterday.
My problem is not with keyword research or citations format or placement. I just want to figure out how Google chooses which of my keywords to associate with my local rankings. For instance, I can rank locally for "roofing replacement Toronto" but not for "roofing Toronto". My keyword building campaign has concentrate on both keywords (plus others) equally. However, one is nowhere to be found on local search :).
What do you guys think about social shares, likes, pluses etc...do those play any role in local rankings?

First thing you want to do here is do some research.
1. Keyword Research - find the keywords you are interested in (obviously)
2. Do these keywords generate local results blended in with the main results?
3. If so - research the current ranking sites.
- How are they categorised
- what citations do they have?
- what do the citations look like?
- How is the actual site optimised for these terms?
- What is their organic ranking for these terms?
- What is their backlink profile look like?
A good way to dig into the competitors is to simply google their name, postcode and then remove their site from the results. This will get you started:
"Competitor" AND "Post Code" -site:http://www.competitor.co.uk
4. Think reviews - get reviews on your Google listing and also on any other relevant sites (looking at the local listings you should see external review sources mentioned if there are any worth considering).

Ultimately, you are going to want to do some local SEO - citations, local backlinks etc but you first want to make sure you have all the basics in place and the site and google maps listings are all correctly categorised. Then, get busy on those citations and get creative - anything can be a citation so think
- Press releases
- Q&A Sites
- Videos and Image descriptions
- Social profiles
- forum profiles & sigs
- Guest post bios
- article bios
Obviously, go after the directories where you can get listed. Look for any local directories or sites for citations and for industry specific directories.
Also, make sure you get the basics right. Get the name, address and postcode on every page of the site and make sure it is consistent with the Google listings. If you already have some citations, audit them and make sure everything is consistent there as well.
That should be enough to but in a nutshell dig in, research, find out what the successful people are doing and do more of it.

Local SEO - ranking the same page for multiple locations
Hi everyone, I am aware that issue of local SEO has been approached numerous times, but the situation that I'm dealing with is slightly different, so I'd love to receive your expert advice. I'm running the website of a property management company which services multiple locations (www.homevault.com). From our local offices in the city center, we also service neighboring towns and communities ( ex: we have an office in Charlotte NC, from which we service Charlotte plus a dozen other towns nearby). We wanted to avoid creating dozens of extra local service pages, particularly since our offers are identical per metropolitan area and we're talking of 20-30 additional local pages for each area. Instead, we decided to create local service pages only for the main locations. Needless to say, we're now ranking for the main locations, but we're missing on all searches for property management in neighboring towns (we're doing good on searches such as 'charlotte property management', but we're practically invisible for 'davidson property management', although we're searvicing that area as well). What we've done so far to try and fix the situation: 1. The current location pages do include descriptions of areas that we serve. 2. We've included 1-2 keywords for the sattelite locations in the main location pages, but we're nowhere near the optimization needed to rank for local searches in neighboring towns (ie, some main local service pages rank on pages 2-4 for sattelite towns, so not good enough). 3. We've included the searviced areas in our local GMBs, directories, social media profiles etc. None of these solutions appear to work great. Should I go ahead and create the classic local pages for each and every town and optimize them on those particular keywords, even if the offer is practically the same, and the number of pages risks going out of control? Any other better ideas? Many thanks in advance!

"Null" appearing as top keyword in "Content Keywords" under Google index in Google Search Console
Hi, "Null" is appearing as top keyword in Google search console > Google Index > Content Keywords for our site http://goo.gl/cKaQ4K . We do not use "null" as keyword on site. We are not able to find why Google is treating "null" as a keyword for our site. Is anyone facing such issue. Thanks & Regards

How to improve my rankings?
Hi guys, I'm targeting a specific country NZ to start off with as my site is only new 3months old - whilst I'm trying to rank for various keywords such as - psychic readings, online psychic readings, love psychics, clairvoyant, astrology, tarot card readings etc I can see I'm slowly ranking around 18, 20,30,40 through my blog page, but nothing from the site. I know the site is content thin and were currently working on improving this, is there anything else you can suggest that perhaps I might need to be aware of? Or any tools I could use to go about getting information that could help put me ahead lol Thanks all!

Web pages fighting over rank for one keyword. Can it be stopped?
Hey, See attachment. Website is Omega Red. The page I want to rank for seems like it is being held back by other closely related pages with similar titles. I am looking to rank for electrical earthing with this page. On the graph it shows how the other pages have interacted over a period of time on the website and how if they drop out of the top 50 this page then moves up in Google. I don't really want to canonicalise the other pages into one but maybe this is what needs to happen? Any suggestions? bWymgVt.jpg

Google places keyword variations
Hi all, I have a site that is ranking #1 in Google Places for its main <city><keyword>search... but it does not rank for any of its basic keyword variations, which I find very confusing.</keyword></city> ie (just an example) Chicago Caterer (ranked #1 in google places)

Hi All, I have been working on a car insurance site which targets US market. we have been doing all types of links to the site like - good related directory links, related blogpost and reviews. the site is updated daily with a fresh unique content. what more is needed to get it to the first page. we are currently ranking in the range of 40 - 50 on the page 4 or page 5. we have also recently done a redesign with a new cms, done a good press release but not seeing much of changes. please if anyone in the same industry or with some experience can suggest us. we are using all white hat seo & I can understand the amount of competition in this niche. When you look at the keyword analysis, you see the following ranking criteria: - | Page Authority | Page Linking Root Domains | Domain Authority | Root Domain Linking Root Domains | How do you rank the importance of each of these factors from 1-4? For example, PA, PLRD, RDLRD, DA Please explain. How many of these factors do you normally need to get within top 5?
